YOUR STUDIO

Your private studio apartment comes with a comfy double bed, a desk and a fully equipped kitchen with hob, combi oven and a breakfast bar. In your ensuite bathroom, the fittings and finishes are clean, modern and high-spec. All the home comforts are included - a Samsung TV, Hypnos mattress, waterfall shower, under-bed storage and plenty of built-in wardrobes. Getting in and out's easy and safe with your secure key card.


Folk offers an all-inclusive package that covers studio rental and associated costs for utilities, WiFi, and council tax within a fixed monthly fee. The advertised rental price applies to the studio only and excludes the £210 fixed fee for these associated costs. To calculate the total monthly fee payable, the £210 should be added to the advertised rental price.

    Please tell us about the good and bad aspects of living in your local area:

    I like Florence dock because of the nice restaurants , coffee shops , atmosphere near the river and safe feeling. Well connected by buses and close to Clapham junction. I think the area surrounding is slightly less safe however Florence dock is a very warm place to return to.

    How has the building management responded to any problems or issues you have raised:

    I haven’t come into many problems raised, perhaps only whether there could be a room for storing a suitcase which the team are looking into.

    Please share one thing (or more) which you wish you had known before you moved in:

    I don’t have anything really I need to add here - I’m quite content with the information shared when moving.

    Please tell us about the good and bad aspects of living in your local area:

    Overall a really great place to stay. Immediate area is sparse due to not as many shops (just a Co-Op round the corner and a Tesco 5 mins away) but a 10-15 minute short away is Clapham Junction. Also Battersea is not far and the location is nice by the river.

    How has the building management responded to any problems or issues you have raised:

    Yes they fixed whenever the fuse breaks (only a few times). Took a little while to fix the previous tenant’s damage to my flat’s bed but otherwise good.

    Please share one thing (or more) which you wish you had known before you moved in:

    The actual room set up that you get is potentially different to the show room you are shown when touring during a viewing.

    Please tell us about the good and bad aspects of living in your local area:

    It’s very peaceful here and the people are so nice in this area. There’s a supermarket and a medical centre directly next to the building which is perfect for snacking and medical emergencies. Clapham Junction is just a 12 minute walk away or there are 2 busses you can take there if you don’t want to walk. There is a direct view of the river and you can go for a stroll on the riverside directly in front of the building. Great area and very convenient.

    How has the building management responded to any problems or issues you have raised:

    Very efficient and fast. No time wasted. I once requested a lightbulb change and the guy knocked on my door 5 minutes later. Any questions or concerns are answered immediately at the reception desk or by email. As I mentioned before, Kafi and Derron are amazing and address all the concerns asap. Kafi even helped my friend finish all the required steps and move in with a few days notice!

    Fell in love with the area and how peaceful it is.

    Very COnvenient with a wide array of local amenities right on its doorstep. Entertaining facilities, from pubs to diverse dining options, are close, and for me being close to the river side walk is very refreshing. For daily needs, groceries are easily accessible, and a self check out pantry in the building for late night necessities. Several closebus stops are conveniently located nearby, but the nearest tube is around 14 minutes walk to Clapham junction or a 7 minute bus ride.

    How has the building management responded to any problems or issues you have raised:

    The assistance provided by Kafi and the team has been incredible, starting even before I moved in. They made everything from the move-in process to handling day-to-day issues and even reservations for visiting family and friends exceptionally smooth. Honestly, it's been the best experience in London so far.

    Please share one thing (or more) which you wish you had known before you moved in:

    Good: The on-site facilities and team genuinely makes routines significantly smoother. Bad: During peak hours or traffic, reaching the closest Tube station can take a bit of extra time.

    love everything about the building. closer cute pubs and restaurants but the tube station is a bit far

    super quick. they help me with anything i need. Darren from the front desk is super helpful and gets things resolved super quick.

    because of the tour i knew everything. so i have nothing to complain about
