The property is located in the village of Tondu, approximately three miles north of Bridgend in South Wales.

The property is situated on the A4063 Maesteg Road, which is a busy local route that connects Bridgend to Maesteg and the upper Llynfi Valley to the north. This road sees regular commuter traffic and serves as a key link between the valley communities and the M4 motorway to the south.

Planning consent for the development of 405 new homes at Parc Tondu, to the west of the property, was granted in 2020.
