Description
Description
Tockington Lodge is a delightful period home with origins dating back to the 1700’s and combining formality with informality. Full of character and charm, the property is ideally placed in the heart of this village and enjoys views over immediate pasture and has the benefit of a private courtyard and garden with herbaceous borders. Stone built and with a pan tiled and double Roman roof, the property has been gentrified with an impressive façade. There are three staircases creating flexibility and scope for multi-generational living.
Tockington Lodge has a vestibule which leads through to the reception hall with rising staircase to the first floor. There is an understairs cupboard and two principal rooms lie directly off; the drawing room has a casement window to the front elevation and a feature fireplace. The dining room provides occasional entertaining and is a thoroughfare to the intimate kitchen/breakfast room. Beyond lies the garden room which has a tiled floor and fixed roof with dual aspect doors to the garden to the front and enclosed courtyard to the rear. The kitchen/breakfast room is the heart of the home, warm and inviting with a feature fireplace with wood burning stove and ample space for occasional dining at the breakfast table. There are a range of wall and base units, cooking facilities include a double oven, hob, dishwasher whilst the utility which lies directly off and houses the oil fired boiler. Beyond and in sequence there is a lobby with the second of the staircases to the middle of the house, replacement doors provide access to the courtyard and there is a cloakroom. The sitting room with inglenook and wood burning stove is open plan and includes a kitchen and there are two bedrooms above as well as a ‘Jack and Jill’ shower room. This is perfect for a dependent relative or for income. Within the main body of the family house, there are three bedrooms, the principal bedroom has the benefit of the ‘Jack and Jill’ shower room as well as a dressing room. The two remaining bedrooms enjoy high ceilings with casement windows overlooking the front elevation and these are served by the family bathroom.
Outside and to the front the garden includes planted Bays, Espaliers and a raised planter bed. The lawn is fringed with box hedging and there are heavily planted borders with Hellebores, Euphorbia, Primroses and Primula. There is gated off road car parking, a raised vegetable patch area and a stone built former garage with double opening doors which is predominantly used for storage. Adjacent is a potting shed or workshop which houses the oil tank. The courtyard garden has a distinctly Mediterranean feel, low maintenance , private and enclosed, this is an idyllic sun trap.
