Description
Gihon is an attractive detached property, in a peaceful setting within easy reach of Inverness and nearby villages. It offers a comfortable home comprising spacious kitchen / living area which takes advantage of the fabulous views, 3 bedrooms plus garden grounds extending to 1.02 acres. The property is fully double glazed and very well insulated throughout. Heating is provided by a woodburning stove plus a solid fuel Rayburn, which is connected to a 500 litre heat store with an immersion heater. This can heat the radiators if necessary, however the present owners have never used the radiators (only to carry out tests) in 12 years of ownership. The heat store has a solar coil fitted to allow solar thermal panels to be used in the future. Internet connection is available via a line of sight, local network that is fast enough for home working and streaming.
A private driveway and parking area leads to the decking, providing access to the front door. The wooden front door leads into the entrance hallway. Immediately to the right is the utility room with sink and storage plus plumbing for a washing machine and electric underfloor heating. There is a door leading outside to the wrap around deck.
Returning to the entrance hallway and opposite the utility room is a bedroom / office with a large window looking out to the front of the property.
Continuing through and to the left is a modern bathroom, with WC, wash hand basin and walk-in shower enclosure which is fully tiled plus heated towel rail. The bathroom has a tiled floor. There is a built-in cupboard above the sink.
Leading into the open plan kitchen and living area, this bright and spacious room provides fabulous open views over the surrounding countryside. The kitchen has floor units with granite countertop. There is wall shelving above the countertop. There is a Rayburn oven, Belfast sink, BEKO dishwasher, an electric hotpoint oven with gas hob plus a freestanding Kenwood fridge.
There is ample space in the living area for soft furnishings. This room benefits from a huge number of windows affording plentiful natural light, passive solar gain and sliding doors leading out to the decking. There is a cosy woodburning stove on a slate hearth. There is also an under-stair storage cupboard. The entire ground floor is covered with solid oak flooring.
A carpeted staircase leads to the first floor. Upon reaching the landing, the stairs open out onto a mezzanine floor presenting a bright and modern space. There is a wooden banister to the front. Again, the first floor provides superb views to the rear of the property. There is space on the mezzanine floor to create a cosy nook with furnishings.
To the left is a double bedroom with a large skylight affording natural light. There is a freestanding chest of drawers.
Returning to the hallway and leading to the front of the property is the master en-suite bedroom. This spacious room has space for a king-size bed and benefits from high ceilings and a large skylight.
The en-suite bathroom comprises a three-piece suite including WC, wash hand basin and bathtub with tile surround. There is also a heated towel rail and storage cupboard above the sink. The first floor is covered entirely in solid oak flooring.
External
Gihon provides excellent outside space. Upon entering the property there is ample parking space. To the right is a large and tidy double garage with concrete floor and ample storage or space for a vehicle. There is a timber-clad static caravan to the right, which has planning permission and will remain on the property. This has electricity, mains water and drainage and an ethernet cable connection to the main house. This was used as a home office by the previous owners and has a wood burning stove installed.
There is an attractive wrap around decking around the property. A small gate leads down into the spacious grounds, extending to 1.02 acres. The garden is mainly laid to grass with trees. The garden provides ample space for outdoor seating to take advantage of the views. There is an additional small outbuilding and plenty of space to utilise the grounds. There is a huge amount of additional storage underneath the property itself.
The decking which wraps around the property and to the front provides a wonderful space to relax and enjoy a summers evening, whilst taking in the views.
