LOCATION
Located in an elevated site at the head of a peaceful valley running down to the sea, The Great Barn commands outstanding views down the wooded valley to glimpses of the sea at Branscombe. The house is situated in a small hamlet at the end of a long no through road. It stands in front of a pair of chocolate box thatched cottages and next to the grounds of the Grade II* listed Edge Barton Manor. Branscombe is a delightful, small linear village spread across two valleys that converge at the beach. It has a couple of pubs and other village amenities. It is situated on the “Jurassic Coast” a World Heritage Site extending along the East Devon and West Dorset coastline. It is renowned for the natural beauty of its countryside and coastal scenery, much of which is also designated an Area of Outstanding Natural Beauty. There is a good network of public rights of way connecting to the South West Coastal Path.

THE PROPERTY
The Great Barn, as the name suggests is a converted barn but its configuration does not suggest that it wasn’t always designed as a house. The accommodation is reverse level with the front entrance and main living accommodation on the upper ground floor (with the best views) and downstairs there are the 4 spacious bedrooms and bathrooms. The standard of fitting out is high with an Aga in the kitchen and modern white bathrooms. Much of the upper floor has timber flooring which extends out through the wide sliding doors onto a large south facing raised terrace enjoying the best of the views. Outside the terraced gardens include a network of paths connecting the different levels with mature shrubs and trees providing interest. A driveway leads off the private no through road entrance land beside which there is a garage.

From the A3052 coast road take the most westerly lane towards the sea signposted Branscombe and Bulstone. Follow the lane for about ¼ miles and take the first small unmarked lane on the left. After about a further ¼ mile (just past Edge Farm Stables) fork left onto an unmade lane. Keep on this past Edge Barton Manor on your right and The Great Barn is in front of you with the entrance to the drive just beyond on the right.
