The Site
The site is owned by a private family who employed Rosconn Strategic Land (now Ashberry Strategic Land) to promote the site and obtain planning permission.

The site has been used as grazing land and around the site there are existing redundant structures. One structure is located in the south west corner and a former tramway is adjacent to the southern boundary.

There is a former traditional orchard both embedded in the tramway complex and extending eastwards from the tramway complex to the south-east corner of the site.

These areas are identified for green infrastructure and public open space.

The access will be newly formed to the north, connecting to Old Church Road which will form the entrance to the site. Pedestrian connections exist to the south, putting the railway station within walking distance.

The site is low density housing, as preferred by the landowners and include generous garden areas and parking generally. The affordable housing is appropriately located.

Full Planning Permission was granted on the 28th March 2025 under reference P230457/F for the construction of 36 dwellings, new vehicular and pedestrian access, internal infrastructure, landscaping, open space, associated works and the demolishment of the piggery buildings.

Planning Permission was obtained by Ashberry Strategic Land Limited which was previously Rosconn Strategic Land Limited. Ashberry Strategic Land Limited is owned by Bellway Homes Ltd.

Libraries Contribution: Sum of £4,440 index linked towards improved library infrastructure at the Colwall library.

Primary Care Contribution: The sum of £24,000 index linked towards the provision of new and additional premises or infrastructure.

Recycling and Waste Contribution: the sum of £2,880 index linked in relation to a waste collection bin for each dwelling.

Sports Contribution: Sum of £23,051 index linked towards football and cricket at the Herefordshire Playing Pitch and Outdoor Sports Strategy Plan 2023.

Transport Contribution: The sum of £67,827 index linked towards pedestrian and cycle routes, cycle parking, bus infrastructure, changing signage and surfaces.

These contributions are and liable to change due to indexation. It will be the responsibility of the purchaser to fulfil the obligations under the S106 agreement and to indemnify the seller against future costs or liabilities.
