If you want a nice family home, then this is definitely the house for you. I just love it. This one is just a wee bit better than most, in my opinion, and has a number of WOW factors waiting to be discovered. I have always had a soft spot for these styles of houses. A classic bay window, a nice entrance hall, and with a single-storey extension at the back, and the dining room being knocked into the kitchen to make a great Open Plan family area...you will soon see what I mean. A downstairs loo finishes off the ground floor just nicely. Upstairs, there are 2 double bedrooms and a decent-sized single bedroom. A modern white bathroom suite is a bonus too.
Outside, the driveway at the front can take 2 cars. This continues down the right-hand side to a garage at the rear, which has a light and power supply. The back garden is a big plus too. It is generously proportioned and more private than most, as it backs onto other gardens. This area of North Leeds is certainly popular and sought after, so it is one that should definitely be added to your viewing list. Like the Argos catalogue...when it's gone, it's gone, so you will need to be quick.
The house has been modernised, tastefully improved, and beautifully presented. It was truly a lovely surprise on my first visit. I hope you will be pleased with it too when you have finished looking around it.
Now for the amenities...Lots to choose from. Chapel Allerton is not far away. There, you have the closely guarded secret of Chapel Allerton Lawn Tennis and Squash Club. It's brilliant as it has a gym too. Don't forget about David Lloyd either. There are lots of great pubs, wine bars, coffee shops, cafes and a plethora of restaurants. Supermarkets too, 3 to choose from. You have a similar set-up at Moortown and along Street Lane as well. Leisure facilities to work off those indulgences at Golden Acre Park and don't forget the famous Roundhay Park with its twin lakes and The Canal gardens. Locally, schools cater for children of all ages. There are good public transport facilities and main roads for commuters. If you wish to travel further afield, Leeds and Bradford International Airport is a few miles away, probably about 20 minutes or so by car.

So, I will describe the dining area first and then the kitchen area for you...

Enough room to seat at least 6, if not more people around a table...oh... and don't forget the peninsula breakfast bar if there is "just the two of you." (I feel a song coming on) The laminate flooring flows through from the hallway and continues into the kitchen area, too. Easy to keep clean. I think the owners must be into their radiators as there is a fab one just to the left of the doors out onto the garden.

There is a good range of wall and floor units in a nice white finish, which are complemented by wood-block effect worktops and enhanced by split-level cooking comprising:- an electric double oven, a four-ring gas hob which has a canopy style extractor hood above it. FRONT...There is a double-width drive which is partly tarmacked and partly gravel-based. Bets are on to see if you could get a car down there, but you would need to be careful. I think you can, but you will need to judge for yourself.

BACK...You remember what I said about WOW factors...Here's another one...So immediately to the back of the house is a gravel patio area and planted herbaceous borders. There is an Indian stone pathway that leads up to the top of the garden where there is a matching patio, which is an ideal sun trap. Quite private too, as it backs onto other gardens. There is a turfed area at the back of the garage. There is only one thing missing...a wine cooler or a beer fridge...oh no sorry...as the garage has a light and a power supply, you can keep them in there!! Result.
