Description

This bright and spacious two bedroom apartment occupies the second floor of a purpose-built block, offering around 769 square feet of inviting living space. Elevated above the rooftops, it enjoys striking open views, an uplifting backdrop to daily life. Just a short walk from Chingford Station, it provides swift links into the city while keeping you close to local shops, cafes and everyday essentials. Epping Forest is also within easy reach, offering acres of green space to explore. With a long lease and a thoughtfully arranged layout, this is a smart and comfortable home in a connected, leafy setting.

IF YOU LIVED HERE…

Set on the second floor, this carefully arranged flat is centred around a hallway that links all rooms and includes two built-in storage cupboards. The reception is generously proportioned and cleverly zoned for both lounging and dining. Parquet flooring adds warmth underfoot, while a wide window frames leafy views and brings in plenty of natural light—along with a far-reaching outlook towards the reservoirs beyond. The open-plan design flows into the kitchen, enhancing the sociable layout.
The kitchen itself is smartly composed, with deep-toned cabinetry set against bright walls and surfaces for a balanced contrast. Timber-effect flooring adds a natural touch, and dual-aspect windows ensure the space feels open and airy. It connects seamlessly with the dining area, making it ideal for both everyday use and entertaining.
Both bedrooms are accessed from the hallway and enjoy a peaceful atmosphere. The first is well-sized, with a clean, modern aesthetic and a large window overlooking the greenery outside. The second bedroom also benefits from excellent natural light and a calming, pared-back finish.
The bathroom is finished in white marble-effect tiles for a unified and contemporary look, with an enclosed shower area that maintains a sense of openness. A separate WC, also accessed from the hallway, features matching tiling and clean-lined walls, completing the property with a practical and refined touch.
The surrounding area offers a well-balanced mix of green space, amenities and local character. Ridgeway Park is just a short walk away, with open fields, tennis courts and a children’s play area, while the nearby Epping Forest provides a natural escape for walking or cycling. Everyday essentials are close at hand, with independent shops, supermarkets and convenience stores dotted throughout the neighbourhood. For coffee or brunch, Breeze offers a laid-back spot, while the Kings Head delivers a classic pub setting full of charm. A little further on, the Rusty Bike Pub adds a relaxed, creative vibe with its inventive food menu and welcoming atmosphere.

WHAT ELSE?

Chingford Station is around 15 minutes away on foot, offering direct rail services into central London via Liverpool Street. The area is also well served by local bus routes, making it easy to reach surrounding neighbourhoods such as Walthamstow, Highams Park and Woodford. A WORD FROM THE EXPERT.....

I enjoy the outdoors as well as the hustle and bustle of the city, so Chingford is the perfect spot for me. With Epping Forest on the doorstep, cycling, hiking and exploring are only a hop away. And the amazing transport links can take you into the city in less than half hour.
Being able to alternate between Chingford Mount and North Chingford for a pub, restaurant, café or a takeaway means I’m spoilt for choice. I particularly enjoy meeting friends, family and colleagues in The Rusty Bike to grab some Thai food, choose from a large selection of beers or catch a game of football.
Weekends are reserved for the Kings Head. The beer garden is perfect for basking in the sun during the summer. In the colder months you can warm up inside with a great roast dinner.
Chingford has something to offer for almost every buyer. From stunning period properties overlooking golf courses or Epping Forest. To brand-new builds perfect for getting on to the property ladder for first time buyers. Did I mention that it’s more affordable than most of London?
