The Building



Claudia Place was developed by architects Farrell & Grimshaw in 1973. The development comprises three adjoining blocks of flats, maisonettes and townhouses, linked together with striking glazed stair towers. Horizontal metal cladding in a warm brown tone is punctuated on each floor by a series of full-width double-glazed windows, installed four years ago.



The Tour



A shared entrance provides access to this second-floor apartment via a communal staircase framed by the building’s signature curved glazing. On entry to the apartment, a canary-yellow door reveals a bright entrance hall with herringbone flooring underfoot and discreet fitted storage.



From here, a set of stairs ascends to the third floor. A voluminous open-plan kitchen and living space extends towards the front of the plan, where glazing spans the width of the exterior wall to create a space bathed in natural light. Walls are washed in a crisp white hue, and the treetops outside the window provide a lush backdrop for a window seat with integrated storage.



In the kitchen, an island with integrated hob and sink provides additional preparation space, and has bar seating. Joinery is painted in muted tones of teal and green, and integrated appliances include a Neff oven, combi microwave, and induction hob, a AEG fridge/freezer, and a concealed space for a washing machine. A quartz counter tops the joinery and track lighting runs overhead here and in the living area.



The principal bedroom is on the second floor. Large windows capture views of the mature tree canopies within Claudia Place, and walls are painted in warming tones of coral and white.



The bathroom also sits on this floor and has been recently renovated. The floor and part of the walls are decorated with large white tiles from Mandarin Stone, complemented by an olive-green ceiling. A large glass-panelled shower has black fittings.



An additional bedroom is found upstairs, on the third floor, where wide glazed panels look toward the trees at the rear of the building. The walls and door have been painted in a striking half yellow, half white colour palette.



A staircase ascends from the third-floor landing to the fourth floor, where a landing area with overhead storage is currently used as an office and utility space. From here, a glazed door leads to the roof terrace.



There is an allocated parking space for the apartment.



Outdoor Space



A spacious walled roof terrace sits at the top of the apartment, offering leafy views of the rooftops. The terrace is mostly paved, with a gravelled border perfect for pots and planters. There is ample room for outdoor dining and entertaining, and the large white-rendered walls have even been used for projecting movies on darker evenings.



Two communal gardens wrap around the building, and bike racks provide additional storage within the development. There is also the option to rent further covered storage for an additional charge.



The Area



Claudia Place is approximately a 10-minute walk from Wimbledon Common, perfect for an afternoon stroll or to join the popular Parkrun. Encompassing over 1,100 acres, the Common has tearooms and a museum, nine ponds, tracks, bridleways and cycle paths. It is also used for horse riding, via stables in Wimbledon Village.

The green expanses of Richmond Park and Putney Heath are also close by, as is Wimbledon Park. Wimbledon Tennis is an 18-minute walk away, with all the drama of its Centre Court.



Wimbledon Village has a wonderful selection of places to dine and shop. Familiar names are joined by a host of independents, including The Dog and Fox, 'The Alex' (known for its hearty Sunday roasts), and Chango, which serves empanadas, tapas and wine. Southfields' centre is also easily reached and has a branch of Marks and Spencer, along with a range of high street favourites.



DropShot Coffee on Wimbledon Park Road is the perfect place to get a caffeine fix, while The Telegraph pub is a great spot for a summer’s day refreshment.



There are a number of excellent schooling options in the area, including Bishop Gilpin CofE Primary School, Ricards Lodge High School, Putney High and Wimbledon High School.



Southfields Underground station (District line) is a ten-minute walk away and offers easy access to Clapham Junction, Kensington and central London. There are also several bus stops close to the house with direct links to Wimbledon, Tooting, Putney and Clapham Junction.
