Description

A38965CFO81 - Now it's time to start the tour. After appreciating the tranquil, sunny location, we cross the threshold and are greeted by a beautiful veranda, which protects the entrance hall.
From here, a wide corridor leads to all the rooms on the ground floor, starting with a lovely, well-lit fitted kitchen.
Opposite this is a lounge, dining room with fireplace, a cloakroom with WC, and a surprise large bonus room, a summer kitchen with access to the front terrace, a first garage with sliding door, this room could be completely redesigned and converted into a bedroom if you need to sleep on the ground floor, the summer kitchen could also be used as a bathroom.
A second garage with a small annexe at the rear for tools is really functional.

A beautiful staircase leads us to the first floor, where a very wide landing leads to 5 bedrooms with beautiful wide parquet floors and cupboards
One of these has a privileged location, judge for yourself, it opens onto the large rear terrace of 40m2 overlooking the river, a truly unique space, well secluded and sheltered!
This incredible terrace can also be accessed from the side terrace via a staircase.
Back on the first floor landing, a retractable staircase leads to a large attic of 80m2 under the roof.
This vast space is divided into two wings that can accommodate 2 attic bedrooms, a real bonus here !!!!
The basement comprises a boiler room, a wine cellar and various storage areas.
On the technical side, the roof and insulation were redone in 2015, as was all the rendering on the facade. The joinery is double-glazed.
The current heating is provided by an oil-fired condensing boiler.
There is also an old heat pump (electronic card to be replaced).

Another bonus: a charming garden of approx. 400m2 opposite the house, with its vegetables and flower paths, is perfect for relaxing and gardening!

A superb opportunity in our beautiful Occitanie region, where life is good!
Are you ready? We're waiting for you!

Location:
In a village with the main shops, bars, schools, college, banks and restaurants.
Hikers and cyclists will be spoilt for choice by the surrounding unspoilt countryside of the Montagne Noire and the Voie Verte .
Labastide-Rouairoux has a weekly market, as does the neighbouring town of Saint Pons de Thomieres, capital of the Parc Naturel Régional du Haut Languedoc, which dates back to the Stone Age, as evidenced by its prehistory museum.
Labastide also boasts a textile museum, demonstrating the wealth of know-how and industrial heritage of the Tarn, as well as the textile epic for which the village is famous.
A little further afield, the Minervois and Saint Chinianais vineyards can be reached in less than half an hour's drive, and the Mediterranean beaches in less than an hour and a quarter.
The property is equidistant from the airports at Carcassonne and Béziers, with a journey time that is almost the same.
Toulouse and Montpellier are a little further away (1h45mins) and Castres airport is only 30 minutes away.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
