Description
IF YOU LIVED HERE...
Set behind a neat box hedge and red-brick façade with crisp white detailing, this ground-floor flat is part of an elegant period home. The walled front garden offers both privacy and greenery, creating a calm, leafy outlook year-round.
Step through the front door into the reception room—a bright and welcoming space. Thanks to its southwest-facing bay window, natural light flows in throughout the day. Wide wooden floorboards add warmth and character, while a cast iron fireplace makes a striking focal point. With its white walls and double-glazed sash windows, the room has an easy, understated charm—perfect for unwinding.
The double bedroom sits just beyond, continuing the warm flooring and neutral tones. It overlooks the side return, offering a quieter, more tucked-away retreat.
The bathroom is sleek and practical, with a white suite, vanity-mounted sink for tidy storage, and a bath/shower combination with a glazed screen—simple, clean, and designed for daily ease.
Storage is a real asset here: the cellar runs over 17 feet, ideal for keeping your living space clutter-free.
At the back of the flat, the kitchen/diner has a sociable, modern feel. White cabinetry contrasts with glossy black metro tiles and worktops, and integrated appliances (including a gas hob) make this a great space to cook and gather. French doors open directly onto the garden.
Outside, the garden is yours alone—a private and peaceful space to relax or entertain. The wooden decking is perfect for al fresco dining, while the lawn stretches out beyond, framed by mature planting.
This is a home that balances classic style with smart updates and everyday comfort—ready for someone new to settle in and make it their own.

A WORD FROM THE OWNER...
"What I’ve always loved about this home is the great outdoor space and the beautiful natural light that fills it throughout the day. In the morning, the kitchen and bedroom are bathed in soft sunlight, and in the afternoon the living room becomes wonderfully bright, especially with the gorgeous bay windows at the front, perfect for a quiet time reading a book. The sunsets are especially lovely from there.
The house has its own private entrance, which has always made it feel extra homely. The kitchen is fitted and spacious, and one of my favourite things about it is the French doors that open straight onto the garden. The garden itself is a peaceful retreat, with a gorgeous cherry tree and a variety of flowers that bloom from spring through to summer all over the garden – it really comes alive in the warmer months.
Downstairs, there’s a basement which has been incredibly useful for additional storage.
The house is in a peaceful and quiet street, and the neighbours are kind, trustworthy, and genuinely friendly – something that has meant a lot to me.
The house is a 5-minute walk to Abbotts Park (ideal for a little walk with a coffee and playground for the children). Walthamstow Market is close, along with independent pubs, trendy coffee shops, a cinema, shopping centre, and the Waltham Forest Spa. You’re also surrounded by nature, with Leyton Flats, Walthamstow Wetlands, and Epping Forest all within easy reach – perfect for long walks or a ride.
You’re also close to High Road Leytonstone, with handy shops like Boots, Argos, and M&S, plus some truly delicious restaurants."
