This well presented one bedroom apartment offers westerly views across the nature reserve and brook. It is located within easy reach of village facilities, including the restaurant, bar, reception, art studio, library, Wellness Spa, gardens, bowling green, café, and shop.

Entrance Hall
The apartment opens into a hallway that provides access to the sitting room and bedroom. It includes a radiator and a storage cupboard for everyday items.

Living Room
Twin double glazed windows provide south west facing views of the nature reserve and lake. The room includes TV and satellite points, power sockets, a gas fired radiator, and an electric fire set within a surround. Double glazed doors lead to the kitchenette.

Kitchenette
The kitchenette contains fitted wall and base units with under cupboard lighting, a stainless steel sink and drainer, and an integrated fridge with a freezer compartment. Ceiling spotlights provide additional lighting.

Bedroom
The bedroom features a double glazed window with views of the nature reserve, along with a radiator and TV and satellite connection points. A door leads to the en suite.

En suite Shower Room
The en suite includes a wet room style shower with a screen, a low level WC, and a wash basin within a fitted vanity unit with a shelf. A wall mirror with spotlights and a heated towel rail are also provided.

Outside
Residents can access the maintained communal grounds cared for by the village gardening team. The bowling green is a short walk away via the village centre, and nearby facilities include the Lodge Café and village shop.

Richmond Villages Letcombe Regis welcomes residents who are 55 and over. We also warmly welcome pets as part of the family.

The charming village of Letcombe Regis (c1086) is nestled in the Oxfordshire countryside at the foot of the Berkshire Downs and is close to Lambourn, often referred to as 'The Valley of the Racehorse' and famous as the second largest centre of racehorse training in England. Within a stone's throw from the village, you'll find a nature reserve, village pub, the beautiful Ridgeway and the picturesque market town of Wantage which enjoys a thriving atmosphere thanks to a good range of local amenities, including many shops, pubs and restaurants plus a twice weekly market. Annual events for the town and surrounding area include a music festival, summer arts festival, literary festival and our very own vintage transport festival, which gets bigger every year!

You can also visit historic Ashdown House, Blenheim Palace, and Buscot Park. Situated just 2 miles from Wantage and only 20 miles from the beautiful University City of Oxford, Richmond Villages Letcombe Regis is easily accessible from the M4 motorway.

Fees
A key benefit to living at Richmond Villages is the level of care, support and services that are available to make life more comfortable and enjoyable. A Service Charge of £197.65 per week covers the general upkeep of the village facilities, building insurance and maintenance, management and registration of staff, and social wellbeing activities and events. This is reviewed annually on 1st January.

A Transfer Fee of 6% of the sale price applies on resales in year one, 8% in year two, and 10% thereafter.

A separate charge for Ground Rent of £250 is payable annually on resale properties. This is subject to five yearly reviews from the commencement date specified in the lease.

Purchasers of Assisted Living apartments also pay for a Lifestyle Package or a Lifestyle Flex Package. These cover utility costs and (with differences between the two packages) meals, housekeeping and laundry services. Lifestyle Packages are available from £551 per week based on single occupancy. This is reviewed annually on 1st April.
