Accommodation

Stepping in through the front door, the entrance opens straight into a pleasant and sociable sitting room with stairs rising to the first floor and useful understairs storage. An opening flows through to a white, modern fitted kitchen with a door leading out to the rear garden. Here in the kitchen there is a range of wall and base storage cupboards and drawers, a stainless steel sink/drainer among ample worksurface areas, while fitted appliances include an electric oven with gas hob and extractor canopy cover. There is further space and plumbing for a washing machine and free standing fridge/freezer, while a cupboard houses the wall mounted boiler.

Heading upstairs, the first floor landing presents two double bedrooms - one at the front being a generous size with handy storage over the top of the stairs, while bedroom two is a smaller double room to the rear aspect. A bathroom serves the two rooms and the white suite consists of a WC, wash hand basin and panelled bath with shower over and enclosed by a partly tiled surround. It is very evident that this home has been very well cared for and is presented to the market without the expectation that any major works or repairs would be required.

Outside & parking

The front has a small area of garden laid to shingle, with a tarmacked path running down the middle approaching the front door. To the rear, access can be found from the back of the garden via a gate from the communal parking area. Although there are no allocated spaces for the property or its neighbours, we are told that there is a mutual and informal understanding the each resident parks in front of their own rear garden and there are often numerous extra spaces, in addition to further unrestricted on street parking Woolbarn Lawn and at the front on Barton Road. The garden itself has no close neighbours overlooking from the rear and is laid with easy maintenance in mind. Artificial lawn provides greenery, with a decked area creating seating space, while a path leads down from the kitchen door to the gate at the bottom of the garden. Boasting a directly south facing aspect, there is constant sun on the back of the house and garden making for a real sun trap, enclosed at each side with fencing, also making it perfect for those with young children or pets.

Location

Woolbarn Lawn is located with the convenient residential district of Whiddon Valley, on the edge of Barnstaple where the property advertised is tucked into a cul-de-sac just off Barton Road.
