Description

The Property
An incredibly rare opportunity has arisen to purchase one of just a handful of substantial, detached, period homes situated in the heart of Holt. Number 11 New Street is a fine, Georgian, Grade II listed detached house constructed of mellow red brick and flint under a black glazed pantile roof. Refurbished by the present owners and retaining many of the original features, the property now offers a comfortable family sized home with the addition of a self contained annexe attached to the main house. Outside, to the front of the property is a good size enclosed, private, brick weave courtyard providing off street parking. To the rear of the property is a wonderfully private, mostly walled garden which has a patio area directly behind the house, a lawn and a small vegetable garden. The annexe also has its own small separate garden. The properties are being sold with no onward chain.

Location
The Georgian market town of Holt is one of the most highly regarded towns in the county and boasts many well preserved Georgian buildings and an excellent range of individual shops and local facilities. Schooling includes the renowned Gresham's Pre-Prep, Prep and Senior Schools in the town and Beeston Hall School near Sheringham. The North Norfolk Heritage coast is around four miles away at Cley-next-the-Sea and Blakeney offering good walking, bird watching, golfing and sailing facilities. This area is designated as an area of Outstanding Natural Beauty, many areas of which are owned by The National Trust. The cathedral city of Norwich is approximately 20 miles distant and has a mainline railway link to London (Liverpool Street) and an international airport.

Directions
Leave Norwich on the B1149. Follow the signposts to Holt and after around 20 miles you will enter the town. At the first roundabout proceed straight over into Norwich Road. Take the second right hand turning into the High Street. Turn next left into New Street and the entrance to No 11 will then be found on your left hand side after around 75 yards. On foot, turn left out of the sole agents office, then immediately left into New Street. As above, after around 75 yards you will find the entrance to number 11 on your left hand side.
