Description

Description
Kilmichael Inverlussa is an absolutely charming former crofters’ cottage with a detached stone barn to its side. The cottage is of stone construction under a slated roof. The property is in a poor state of repair. It could either be restored to a delightful cottage type home, or the new owner could take advantage of the planning permission recently granted to demolish the house and replace it with a new carbon neutral and efficient modern home, together with converting the barn to provide additional accommodation.

Planning Reference Number
24/01319/PP

The site in all extends to about 0.216 acres.

Mooring
It may be possible to secure an offshore mooring by application to the Achnamara moorings association and the crown estates office.

Situation
Inverlussa is located just outside the lovely little settlement of Achnamara which is just 15 minutes from Lochgilphead. It comprises a scatter of houses, with a small resident population, together with North Knapdale Parish Church, sometimes referred to as Kilmichael of Inverlussa Parish Church. The church was built in 1820, to a design produced by Edinburgh architect Alexander McDougall.

The location is peaceful and is an ideal semi-rural Loch side place to live with a great local community spirit, quality and pace of rural life with lovely views to scenic Loch Sween, a Marine Preservation Area.

Lochgilphead provides a Co-op Supermarket, and a Tesco express along with a range of smaller, independent shops, providing many everyday requirements. The town has a hospital, dentist, vets, car garages, banks, opticians, primary and secondary school as well as being the location for the headquarters of Argyll and Bute Council. There is a swimming pool and various sporting facilities in the town.

A local bus service 425 & 426 operated by West Coast Motors, provides a local and city service from Achnamara and the nearest main line rail station is at Oban.

Restaurants and cafes include the Coriander, Café 35, the Smiddy, the Stag hotel, the Taj Mahal and the Lee Garden take-away. In surrounding towns, you also have the choice of the Cairnbaan hotel, the Yotspot, the Grey Gull and the Rumblin’ Tum.

Within a 20-mile radius of the property are marinas at Craobh Haven, Ardfern and Crinan. This quiet corner of Argyll is steeped in history and substantial Neolithic and Megalithic remains near Kilmartin.

Oban, approximately 38 miles to the north, is one of the principal towns on the West Coast. It is renowned for its attractive sea front and busy harbour and its marvellous sailing waters. It is also well-known as the "Gateway to the Isles" and is connected by rail to Glasgow, which is 90 miles distant by road and a pleasant journey via Loch Lomond.

Crinan, Cairnbaan and Tayvallich are small and charming west coast villages and hamlets which are accessible to and from Kilmichael Inverlussa.

Crinan, with its small harbour, canal basin, and anchorage, marks the western sea end of the Crinan Canal. During the summer months, the canal becomes a colourful spectacle, bustling with yachts, cruisers, and pleasure craft navigating the waterway to connect the inland sea lochs, the Clyde Estuary, and the Kyles of Bute with the more challenging and scenically spectacular sailing waters of the Western Isles.

Tayvallich is a picturesque fishing village situated on the shores of Loch Sween. It is a popular and sheltered yachting haven with its spectacular scenery and vibrant community which includes a restaurant, general store and shop along with many local artists. There is a beach just across at Carsaig Bay and many miles of scenic coastal walks in and around the peninsula.

Taynish between Loch Sween and Linne Mhuirich is managed as a National Nature Reserve and Knapdale Woods to the north is the site of the Scottish Beaver Trial reintroduction project.
