Accommodation

Stepping in through the front door, the a wide entrance flows into a hallway which directly presents almost all of the accommodation. Bedroom two is to the left, a great double room with built in storage and a bright double aspect. There is a single bedroom to the rear, also with useful built in storage and the main bedroom is another generous space with more large built in wardrobes spanning the width of the room, in addition to a further double aspect from an attractive corner window. The shower room serves each of the bedrooms, complete with a WC, wash hand basin and an enclosed shower cubicle, plus a handy storage cupboard and next door is an extra, separate WC.

A sitting room is situated at the front of the home, a sociable area with an electric fireplace as the ideal focal point to the room, while a pleasant dining area at the back of the property makes for a lovely additional reception area. This flows through to the kitchen which completes the living accommodation, consisting of a range of wall and base cupboards and drawers for storage, worktop space aplenty, as well as a one and a half bowl stainless steel sink/drainer underneath a window which forms another double aspect. There is space for a fridge/freezer and also built in is an electric cooker with hob and fitted extractor canopy over. A single door heads outside from the kitchen, while another internal door leads into the garage which is connected to power and light, houses the boiler along with space and plumbing for a washing machine.

Outside & parking

There are two entrance onto the plot from the road, with two separate gated driveways, forming space to park up to three cars. One side has space for a car in front of a garage, accessed via a traditional up and over door, while the second hard standing area forms another section to the drive with space for a couple of cars. Established shrubbery border the front in between the two sets of gates, creating privacy and colour to the front of the home. Paving connects the two parking areas and a short path leads up a couple of small steps and up to the front door.

Access at either side of the house is provided into the garden which has a large patio adjoining the back of the home and allowing for a lovely, sunny, private and sociable seating area. It spans across the width of the home and the garden also plays host to a greenhouse, timber storage shed and an array of colourful shrubbery, plants and mature trees that make this a very charming and secluded garden. There is a neat section laid to lawn, and with the garden facing directly south, there is plenty of sunlight onto the house throughout the day.

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
