Description

An impressive detached home in about 0.5 acres of mature and landscaped grounds with a stunning terrace.

Description

The commercial architectural commissions by John Ellis (1874-1929) in Stonehaven include the former Ramsay’s the Drapers in Market Square, the Royal Hotel in Allardice Street, the Queen’s Cinema, the former Bay Hotel in Anne Street and the War Memorial on the Black Hill. Among the private houses he designed are Pitgaveney in Baird Street, Greywalls in Kings Road and Haamar House next door (which he designed for himself and which was originally called Kya Rosa ('Red House' in Afrikaans). Haamar House is a very special home and was built around 1929. The property has high ceilings, open fires in two of the reception rooms, a gas fire and other sealed replaces. Flooring throughout is a combination of stone and tiled floors, sanded and sealed floorboards and recently replaced carpets. There is extensive use of chunky column radiators. Décor is of a neutral palette with Farrow and Ball paints.

This superb detached period house has an abundance of original features from arched windows, to a mansard slate design roof and beautiful pointed sandstone work. An entrance vestibule with tiled floor leads into the reception hallway space and understairs cupboard. The heart of this home is the dining kitchen fitted with a comprehensive range of base drawer and wall cabinets including a bank of full height wall cabinets. These are complemented by polished granite worksurfaces. A feature is the central island. Appliances include a Neff dishwasher, Siemens induction hob, Neff microwave and oven and there is space for an upright refrigerator and freezer. This room has patio doors into the garden. An elegant room is the sitting room with its box bay window and fireplace with turquoise blue inset tiles and wooden overmantel. Providing a more casual and informal space is the snug with French doors to the hallway. The perfect home office or retreat space is found in the study which also has French doors and a tiled floor. The dining room is a more formal space with views of the garden. For everyday domestic tasks the utility room has plumbing for a washing machine and floor to ceiling cabinets. There is a ground floor modern shower room with white WC and wash basin with Aqualisa mains shower. Particularly versatile is a large reception room with French doors which, if required, could be converted into self contained living space.

Ascending to the first floor is a carpeted staircase with decorative spindles and elongated window providing wonderful natural light. There is a large linen cupboard on the landing. The principal bedroom has garden and monument views along with extensive hanging and shelf space within the fitted wardrobes along one wall. An en suite shower shower room has a mains Mira shower and white WC and wash basin. Bedroom two has twin windows and rear garden views. Bedroom three has monument views and bedroom four has fitted wardrobes. The fifth bedroom is currently used as a home office. The main bathroom features a freestanding claw foot bath, separate tiled shower enclosure and opaque window. There is a floored and lined loft.

Outside: The generous garden grounds extend to about half an acre. A gravel driveway provides turning and parking for numerous vehicles. There are large areas of lawn at the front and rear enclosed by stone walls. The perimeter is planted with mature borders featuring a variety of established shrubs and bushes. A wonderful feature of the grounds is the large suntrap stone terrace. Lastly there is an outdoor log store.

Garage: Detached double garage of timber construction with power and light.

Location

Stonehaven is a charming fishing port and traditional holiday resort. Just to the south are the dramatic ruins of Dunnottar Castle, a brooding medieval fortress perched on a rocky crag above the North Sea. Sheltering beneath the cliffs is the town’s pretty harbour, where there is a museum and a seafood restaurant set in a 16th century jail, as well as the historic Ship Inn and the Marine Hotel, which brews it own beers. The town hosts an annual real ale festival in June. Along the bay is an award-winning fish and chip shop and an Olympic-sized Art Deco open air swimming pool where, in the summer, you can swim under the stars in water that is heated to a balmy 29 degrees. The town hosts its world famous Hogmanay fire ball procession and a music event on New Year’s Eve in the town centre. Stonehaven’s four schools are rated "Very Good" or "Good", while independent Lathallan School lies a mere (12.8 miles) away in neighbouring Johnshaven.

The city of Aberdeen, with its theatres, two universities, college and shopping centres is just 20 minutes by train. The local train station is served by frequent services to Aberdeen, Edinburgh, Glasgow, the East Coast line to London and the Cross Country line to Birmingham and the West Country. The station benefits from free car parking. Buses regularly run from the town to Aberdeen, Dundee and Perth. Stonehaven is adjacent to the A90 allowing easy access to Aberdeen and the north; Dundee, Edinburgh and Glasgow to the south. Stonehaven also lies to the southern end of the Aberdeen Western Peripheral Route, allowing rapid access to Aberdeen Airport and business areas to the west and north of Aberdeen. Aberdeen International Airport offers direct flights to the hub airports of London and Amsterdam along with seasonal direct flights to other destinations.
