The Property

Church Farm Court was built by local developer Resolution Homes and designed by rg+p. No.5 was completed and sold to the current owners in 2021. Initially bought by a couple moving out of the capital, and now a family of three, it has been the perfect place to call home. Whatever your lifestyle or stage of life, the property has all you could ever need. Resolution and rg+p thought of everything, from space and style to comfort and convenience. Accessibility was also considered, with the ability to live all on one level if needed.

It’s no surprise the owners fell in love at first sight. The exterior blends black timber cladding, red brick, grey slate roofs and anthracite windows, and the space is incredible with lots of natural light. The interiors are clean and contemporary, with character touches such as exposed beams and vaulted ceilings. The specifications are above and beyond what’s expected at a newbuild, and the property still feels like a show home four years later, and a number of years remain on the guarantee.

The most impressive part of the house is the generous open-plan living area which is ideal for both family time and entertaining. Guests will be wowed, and underfloor heating will keep everyone toasty on chilly nights. On sunny days, there are double doors onto the garden for taking meals straight outside.

The kitchen is a dream, fitted with two-tone cabinetry topped with quartz surfacing. There is a large island with bar seating, a pantry with power, and a double Franke sink with a Quooker tap. Integrated appliances are all Siemens, including an induction hob, dual ovens, a full-height fridge, an undercounter freezer, a dishwasher and a wine cooler. The utility room has another Franke sink, and space for a washing machine and a tumble dryer.

The lounge offers separation away from the activity of the open-plan space. While the room is very large, there is a cosier vibe in here. It is bright from triple aspects, and two sets of double doors bring in breeze.

The layout of the accommodation is set out in a T shape: open plan at the bottom, lounge to the left, bedrooms and bathrooms along the top. All bathrooms are in a high-quality finish, and the ground-floor bedrooms are flexible, and can be used to work from home, host regular overnight visitors, or as a dedicated playroom for little ones.

The primary bedroom to the first floor is huge, with high ceilings. It is a proper sanctuary for parents, with an adjoining walk-in wardrobe and a four-piece en-suite. Every bedroom is a double, and three have both an en-suite and a built-in wardrobe. There are multiple cupboards around the house for further storage, plus a loft, and the porch is plenty big enough for hanging coats and kicking off shoes when you come home. One of the double cupboards in the hall has been converted into a cozy reading nook.

The Plot

The plot here is a superb size, with a garden to the rear, paving and lawn to the front, as well as a driveway and a double garage. The driveway provides parking for two cars, and the garage two more if not using for storage (or as a gym, as the owners have done). There are visitor/overflow spaces available on the development, set around a central communal courtyard. (There is a management company for the road consisting of the residents, with a c.£360pa service charge.)

The rear garden is private, screened by house to three sides and a wall to the fourth. The owners have added landscaping, so there are plenty of spots to sit. They have placed a bistro set by the bedroom for morning coffee outside, big sofas under a pergola for shade in summer, and a long bench on the patio for dining al fresco, next to the outdoor kitchen with bar seating. There’s an array of outdoor lighting for evening enjoyment, and the garden is low maintenance, so weekends aren’t spent tending to it.

The Position

Church Farm Court is an exclusive gated development of just five properties. The village location is sleepy, peaceful and surrounded by scenery, yet within easy reach of town centres and stations. Roxton has a café, a garden centre, a village hall and playing fields, plus a primary school for young families. The closest secondaries are in Sandy and St Neots, with more in Bedford. For independent education, the Harpur Trust and Kimbolton School are nearby.

The riverside market town of St Neots is only 15 minutes away by car, and the county town of Bedford is a few minutes further. These both present a range of amenities, a variety of options for eating and drinking, and a mainline station for commuter services into London (trains from Bedford take as little as 39 minutes into St Pancras). Roxton is also just off the A1, between Milton Keynes and Cambridge city centres.

Family fun locally includes plane-spotting at Shuttleworth, safari and Center Parcs in Woburn, birdwatching at the RSPB nature reserve, history at Wrest Park, and bike-riding at Chicksands. For unwinding, Wyboston’s Y Spa is 10 minutes up the road, and for leisure and exercise, Wyboston also has a health centre and a golf club. Roxton is only 15 minutes from the planned Universal Studios site.
