This historic Karoo farm encompassing vast open plains and undulating hills is situated between the tranquil towns of Victoria West and Loxton. Currently, it functions as both a game reserve and guest accommodation. This historic farm guest house is one of the earliest establishments of its kind, founded in 1935. Set amidst sprawling landscaped gardens, the guest house with all in-door and out-door amenities, can accommodate up to 45 guests for family farm stays, weddings, conferences or hunting groups. The property has an airfield for the convenience of guests and hunters.

Adjacent to this charming guest house lies a spacious camping area with ten designated sites with a substantial swimming pool and a children's pool. Complementing the guesthouse is a well-built 4-bedroom homestead that accommodates the general manager.

The excellent road network is ideal for game viewing, cycling, hiking and ease of day-to-day operations. The area has evidence of many exposed fossils dating from about 250 million years ago. Additionally, many sundowner viewpoints enable you to unwind while enjoying the expansive, peaceful Karoo scenery and the magnificent sunsets.

The imposing stone manor was constructed in the early 19th century by an English gentleman, George Arthur Paley, who spared no expense. This generously proportioned home overlooking the Paley dam, features seven bedrooms, a magnificent library, two lounges, an expansive garden, a swimming pool and a lapa. Electricity supplied by solar energy.

Additionally, an open-plan hunting lodge with two ensuite bedrooms and a pool overlooking a watering hole offers uninterrupted vistas of the surrounding terrain. Another cottage is presently under renovation. A registered abattoir, inclusive of all necessary equipment and working facilities, is tailored for hunting enthusiasts. Together with this, is a fully-equipped tannery.

The farm exemplifies typical Karoo topography and vegetation, enclosed with CAE game fencing and additional internal fences. Each camp is well equipped with ample watering points powered by windmills and solar, ensuring a sustainable and reliable water supply for game and livestock. 25ha of water rights are registered. Presently 2ha are under Permaset and 10ha are gravity irrigated.   

The Meltonwold river meanders through the property for about 10km, flowing into the large 34ha Paley dam. Among the diverse game species thriving here are sable, eland, hartebeest, wildebeest, impala, springbok, gemsbok, kudu, bontebok, zebra, rhebok and fallow deer, many of which come in colour variants. For birding enthusiasts, over 200 bird species have been identified. The land is also well-suited for commercial livestock farming.

The purchase includes all lodge furniture and fittings, contents of the hunting lodge, as well as the equipment in the abattoir and tannery.

The game, machinery, vehicles and other movable assets can be negotiated separately and an inventory is available upon request.
