The Orchard is in Sheepham, a small, peaceful hamlet situated amidst open countryside, yet less than a mile from Modbury, a charming and quaint market town in the heart of the South Hams. Modbury offers a traditional weekly market, an array of independent shops, artisanal bakeries, cafés, and a selection of pubs, as well as a health centre, dentist, optician and vets. Glorious sandy beaches at Bigbury-on Sea and Mothecombe are both within about 7 miles, and the gateway to the huge expanse that is Dartmoor National Park is about 4 miles. The larger town of Kingsbridge is home to a highly regarded secondary school, Kingsbridge Academy, a leisure centre, a cinema and two supermarkets. Communications are excellent, with the A38 dual carriageway about 3.5 miles and this links the M5 at Exeter. Totnes train station offers a regular service to London Paddington in about 2 hrs 40 mins.

After about 3¼ miles turn left signposted Sheepham and a brown sign for Shilstone. Continue for about a mile and after the bridge, take the left fork, passing Sheepham Mill. The Orchard is the next drive on the left.
