Description

Old Manse is a most attractive, stone built and harled, former manse with a slate roof, which faces south looking out over its own gardens. While situated at the foot of Glenisla, the property is not remote, being only 4 miles from Kirriemuir. A pretty house, which is listed Category B and with a date stone of 1792, it was extended to the rear in the 1860s, and again in the 1920s with the addition of a staircase bay. It was used as a Church of Scotland manse until 1948. In the 1990s the former stables were converted into a shop for a knitwear business. Since 2004 this building has been used as a studio. There may be considerable scope for a number of alternative uses, including ancillary, guest or holiday letting accommodation or as an office, subject to obtaining necessary planning consents.

The house is on three storeys with a single storey extension to the rear. It is well laid out and provides flexible and comfortable family accommodation, while at the same time being ideal for entertaining. Many period features and fittings remain in the house including panelled doors and skirtings. The house was acquired by the sellers in 2007, who have continued to do improvements to the property including the installation of partial secondary glazing in a number of the rooms, including the sitting room, side hallway, kitchen, main bedroom and stairs. They also reroofed the outbuilding, and installed a new boiler in 2016.

A gate opens on to a tarred drive which leads down to tarred parking at the house where double doors lead into an entrance vestibule with wood lined walls, tiled floor and an inner door to a welcoming hallway. This has parquet flooring and a staircase to the first floor. To one side is a double aspect sitting room with a centre rose, fireplace with a Villager wood burning stove, and two wall lights. Behind is a study with window shutters and two wall lights. Opposite is a dining room, also double aspect, with a fireplace with mantel, and recessed shelves with cupboard below. A side hallway, with an entrance door from a courtyard, has a tiled floor and a wall light, while a useful downstairs WC has a washbasin and a tiled floor. A walk in cupboard houses a Mistral boiler, while the double aspect kitchen has fitted units with a two oven AGA, and ample space for informal dining. Off this is a pantry, again with fitted units, with a Belfast sink, plumbing for a washing machine, under counter Bosch fridge, and a clothes pulley. Beyond is a larder with a tiled floor, Indesit dryer and fitted shelves.

The staircase, lit by an arched window, leads up to the first floor landing off which are three bedrooms, all with window shutters. Bedroom 1 also has a washbasin, while bedroom 3 is double aspect. There is also a study/dressing room, along with a family bathroom with a bath, washbasin, WC and window shutters, and a separate part timber lined WC with washbasin. The staircase continues up to the second floor where there are two further bedrooms with dormer window shutters, and a shower room with shower cubicle and washbasin (currently cold water only) and fitted shelves.

To the side of the house is an enclosed and paved courtyard, with a pretty flower border, off which are two stone built stores. The courtyard links to the stone built former stables, with a slate roof, which now comprise a studio (former shop) with cornice, picture rail, and display lighting. Beyond is a store, and a garage with power and light and up and over door. Adjacent to this range is a greenhouse and beside the road is a parking area.

The front garden is mainly lawn with an hexagonal summer house, flower borders, rhododendrons and fruit trees, along with a sunken trampoline, and some fine trees. Beyond a beech hedge is a vegetable garden with enclosed raised beds, further fruit trees, garden shed and a greenhouse. The gardens are bordered to the east by the Cromie burn. At the back of the house is an enclosed area of garden, with gates off the road.

Location

Old Manse is situated on the edge of the small village of Kirkton of Kingoldrum, to the northwest of Kirriemuir, in Angus, and at the foot of Glenisla. Glenisla is the westernmost of the Angus Glens, adjoining the Cairngorms National Park to the north and Glenshee to the west. Whilst the property is in Angus, it is close to the county boundary with Perthshire and is perfectly placed to enjoy all that both counties have to offer. It is a very picturesque and tranquil area, yet is only 4 miles from Kirriemuir and 10 miles from Alyth.

The area is well known as the gateway to the Cairngorms National Park. The Angus Glens provide some of the finest hill walking in eastern Scotland and skiing is available at Glenshee (about 28 miles). Lovely walks and trout fishing can be taken on Lintrathen Loch and the nearby Backwater Reservoir. There is good bird watching at Lintrathen and Kinnordy Nature Reserves. Ospreys can be seen and the area is a haven for red squirrels, otters, beavers and migratory geese. Also close by is Reekie Linn, a spectacular waterfall on the River Isla. There are a number of golf courses in the area, including those at Alyth, Kirriemuir, Forfar and the championship course at Rosemount near Blairgowrie.

Locally there is both primary and secondary schooling in Kirriemuir while the new Isla Primary School at Lintrathen is also close by, with private schooling available at the High School of Dundee, with a bus service from both Alyth and Forfar, which are also easily reached. Home deliveries are available from major supermarkets, while good local shopping can be found at Alyth and Kirriemuir, with more extensive shopping and business services in Forfar and Blairgowrie. Locally, Peel Farm has a well known coffee and farm shop, while the Wee Bear café and lodge is at Lintrathen. Dundee and Perth offer a wide range of shops, services and cultural events. Dundee has renowned cultural facilities, including the V&A.

The area is easily accessed from the A94 which links Perth and Forfar. From Perth the M90 links to Edinburgh, while the A90 dual carriageway, which runs from Perth to Dundee and Aberdeen, is also easily reached via Kirriemuir. Dundee and Perth both have main line railway stations. Edinburgh and Aberdeen airports offer a wide range of domestic and international flights, while more locally, Dundee Airport has a direct service to London Heathrow.

Glenisla is one of the picturesque Angus Glens which probe northwards into the Grampian Mountains. The River Isla rises on the remote vastness on the Aberdeenshire border. The glen is unique in Angus in that it is possible to drive from the top of the glen over into Glenshee, and on to Deeside. Kirkton of Kingoldrum itself is a small community with an active village hall.

If coming from the north on the A90, turn off at the Kirriemuir junction (A926) at Forfar and proceed to Kirriemuir. If heading north on the A90 from Dundee, turn off on to the A928 for Kirriemuir.

From Kirriemuir take the B951 signposted for Kirkton of Glenisla. After 3.5 miles, in Kirkton of Kingoldrum, the house will be seen on the left. Take the drive just before the former church.

Alternatively if coming from Blairgowrie take the A926 towards Alyth and Kirriemuir. At the roundabout at Alyth, continue on the A926, signposted for Kirriemuir. After 2.7 miles turn left, signposted Lintrathen, and continue for 4.5 miles, and then turn left again, passing Cairnleith Farm. In Kirkton Of Kingoldrum turn left, and the house will be seen on the left.
