Description
Your new home is laid over the large lower and raised ground floors of a tall Victorian townhouse in end of terrace position, within New Cross's Hatcham Conservation Area - designated in 1990.
The property is pleasingly-close (all of a three minute walk!) to New Cross Gate station, for Windrush line and regular rail services. You are just one stop from London Bridge.
The handsome terrace has deep lawned front gardens - setting you well back from the pavement and road. You open your own front door at lower ground floor level. Immediately on entry is a store/vault to your right.
From the hall, your two very big bedrooms rest to your left. Both have large sash windows. Your front bedroom is over 14 feet by over 12 feet, your rear one is nearly 13 feet each way.
Also on this floor you have utility cupboards plus the property's windowed bathroom, with a modern white suite and over-bath shower. And your back door to access the garden.
Up to the raised ground floor, and you have two notably high-ceilinged rooms: a big kitchen/diner of 13 feet by nearly 13 feet (generously-sized modern units feature here), and your main reception room - of over 14 feet by nearly 13 feet.
For trains, you are close to two Fare Zone 2 stations (which both offer Overground as well as regular services): NXG and Queens Road Peckham are yours in three and 11 minutes respectively. Or take a short bus ride from New Cross to Elephant & Castle tube and beyond. Gorgeous Greenwich plus cool Deptford beckon in the other direction.
There are lots of strong nursery schools around (private and school ones). Your most local primary schools are Hatcham, Kender, and Edmund Waller primaries, and Haberdasher's secondary.
Central New Cross has wonderful historical buildings and a brilliant contemporary art gallery (Goldsmiths Centre for Contemporary Art), plus a good roster of pubs, cafes and eateries such as Corner, Wakey Wakey, The Rose Inn, The New Cross House, The Earl of Derby and The Amersham Arms.
The hip area around QRP Station has a scene of its own now, too - check out Peckham Cellars, Queens SE15, Beer Rebellion, Well & Fed and Blackbird Bakery.
New Cross's Telegraph Hill (Lower Park) area is an under-15 minute walk, and has a delightful Saturday market. Nunhead, with its high street village vibe, is close as well: here we like Ayres bakery and FC Soper wet fish shop, as well as El Vermut, The Old Nun's Head, Goodcup/Goodnights, BARD4100 and The Pyrotechnists Arms.
Peckham Rye Park and Common is fairly local, as is Peckham's Rye Lane; for markets and high street shops, cinema, and trendy bars and restaurants. For the regular 'big shop', the big Sainsbury's that's just by New Cross Gate Station will serve you well, or it's a short drive to all the others, including Waitrose on Creek Road.
