FYI, this house is best located as it sits at the end of the block, meaning you are not squeezed in the middle of other houses where there can be more noise from your neighbours or worse still, noisy cars driving past.

Here at No.16, it's located on the end with a field next to it.....well, they do say it's location, location, location

Built in 2019, this home requires nothing, everything is only a few years old and been well loked after, all in great condition. So, if you are looking for a hassle free move, then check out this CHAIN FREE family home.

Driving into the private gated community and pulling up outside No.16, you'll notice that there are two allocated parking spaces for this home, as well as parking for visitors. I must say, in all the times I've been here, there are always plenty of parking spaces.

Also, next to this home is an empty grassland, so this means no neighbours and the feeling of more space around you.

Stepping through the front door, with its glass panels which help let the light flow in, we enter into the entrance hallway. This is a great place for wet shoes and coats, before we enter into this pristine kitchen / breakfast / dining / family room.

This is a stunning room, with the kitchen area being the first port of call. Fitted with stylish glossy units and quartz effect work surfaces, this looks like something out of a glossy high-end magazine. Floor and wall mounted storage cupboards adorn the walls and offer plenty of space to store all of your kitchen requirements. Moving down the room we come to the dining area. This has panelled walls that give this room even more class. There's plenty of space for a large dining table and chairs, with room for a sofa and arm chair if you really wanted to chill. A set of patio doors open to the rear garden.

Another door in here opens to reveal another handy storage / utility room and then a door in here opens to the very useful cloakroom.

Kitted out with a modern contemporary toilet and vanity sink unit, part tiled walls and floor for easy maintenance, with a radiator to keep your towels nice and toasty during the winter months. This is the room that every home needs if you have kids, elderly relatives or a weak bladder.

Back to the hallway and up the stairs with its plush grey carpet, we come to the first floor landing. I'll write as if we are at the top of the and pass doors, the first opening to:

We'll call this Bedroom two. The lovely carpets continue on in here and it makes a lovely double bedroom. It is currently being used as a nursery, but there is plenty of space for all your bedroom requirements. A window looks out over the rear garden and open land behind, the beauty here is, you are not overlooked at all, front or rear.

Moving along the landing, we come to the family bathroom. Again, it's fitted with a modern contemporary suite. This consists of a panelled bath with shower attachment over, a glass screen protector, a pedestal wash hand basin with a storage unit below, and let's not forget the toilet. A wall mounted chrome heated towel rail not only looks the part but keeps your towels nice and warm, and the floor and walls are coated with nice big glossy tiles, and some smaller grey ones for contrast. Spotlights keep this room ultra bright.

The last room on this floor, yup there's one more floor to go after this, talk about a lot for your money!

Currently, this room is being used as the lounge, but how you configure it will be down to you. There are two windows keeping it nice and bright, while offering views over the front. There is ample space in here for a large corner sofa, which seems so en-vogue today, as well as allowing other free standing accompaniments. If you were happy just having the ground floor as living quarters, then this could become bedroom five, or a games room even.

OK, now let's head up the second set of stairs and go to the second floor accommodation. Again, I'll comments as we pass the doors from the top of the stairs.

First, we come to the smallest room in the house, and it's currently being used as a very useful dressing room. You could easily get a single bed in here or ideally a cot, but if you can afford the space, a dressing room or office would be just perfect. A window looks out over the rear aspect and lets the light flood in.

Next, we come to bedroom three. Again, this is being used as a walk in wardrobe, but it would make a great bedroom; however, the size of the double bed may be limited, and also your selection of freestanding furniture. Another skylight window looks out over the rear garden.

A little further along and we come to family bathroom no.2, or to be pedantic, shower room.

With another modern suite in here, starting with the shower cubicle and its fixed rain forest head, there is also a hand held shower attachment, for those harder to reach places, a floating vanity sink unit with chrome mixer tap allows you to hide all the things we need in the bathroom but don't want on show, and finally we come to the obligatory toilet, that no bathroom should be without. A selection of large and small tiles compliment this room, to me it looks as if it belongs in a high-end boutique hotel, very lavish indeed.

I do feel that you could add this shower room to the main bedroom and have an en-suite. I'm pretty sure that if you found a plumber who knew what they were doing, it could be quite a simple fix and would give you something that you deserve. Why share when your little darlings have legs and a bathroom to use on the lower floor.....me, I want privacy!

Finally, we come to the main bedroom. This overlooks the front aspect of the home and provides you with a large space for your large double bed. There is a generously sized recess for either your freestanding wardrobes or bespoke wardrobes that you're having made, but whatever you have, there's plenty of room for them to go, as well as other furniture.

The rear garden is nice and simple, just how it should be. It comes with fake grass, so no maintenance, and a patio that's ideal for hosting BBQ's or just holding your chairs to sunbathe on. A high panel fence runs the full border of the rear garden for privacy and shelter, although as you back onto noting at the rear, I'd look into lowering the fence for the nice views, but please check first with the management company.

A pathway leads down the side of the home to a gate, that opens to the front of the home. This path is a great place to keep your bins and recycling stuff nicely tucked away.

This fabulous home is within easy walking distance of Middlebrook Retail Park, where there is a great selection of supermarkets, restaurants and shops. Also within walking distance is Horwich Parkway Train Station and the M61 is just a short drive away, meaning that this area is great for commuter links across the North West and far beyond. Bolton Toughsheet stadium is close by and the local business park which hosts companies like E-on, Keoghs & AO are also just a short walk away. Best of all, if you like walking, and have a dog, there are fabulous walks in the countryside right on your doorstep, making a great place to enjoy the outside.
