Description

The Property
1 Kestrel Drive is a David Wilson Manning built in 2015. The owner bought the home off-plan, often popping by to see it progress from plot of land to complete property. Even with just a floorplan and a list of specs, she knew it was the one. The family was upsizing back then, and it presented much more space, set out in a layout far better suited to them.

A decade later, it’s time to downsize, giving new owners the opportunity to enjoy all on offer here. What’s more, you can move right in without worrying about work as the home has been kept to high standards and well maintained. The style is neutral, but if you want to go bold, it’s a blank canvas.

David Wilson is known for a higher-quality build, and there are many bonuses here. There’s so.much.storage, with wardrobes in every bedroom, large cupboards in the hall and on the landing, as well as a part-boarded loft you can stand up in. If you don’t need it all now, it’s there for the future as you inevitably accumulate. Advantages also include wider downstairs doorways for easier accessibility, and handrails for support on the stairs and in the cloakroom.

Being a newer build, how a property works for a modern family has been factored in. The entrance hall is a good example of this: it’s wide and spacious for bringing shopping bags in without bashing the walls, and for getting kids out without it becoming a bottleneck. Four of the five bedrooms are a double so children can live here comfortably until they fly the nest, and there are two en suites alongside the family bathroom so there’s no queue to get ready in the mornings.

As with most family homes, the heart of it is the open-plan kitchen/dining room. This is a social space ideal for daily life and dinner parties alike. Children can do their homework at the table while you sort their tea, and guests can sit at the island while you prepare a feast. Double doors in the glazed bay open onto the garden for morning caffeine and evening cocktails on the patio.
The contemporary kitchen is fitted with a range of taupe gloss cabinetry and quartz surfacing. Integrated appliances include an induction hob, a dual oven, a fridge/freezer, a wine cooler and a Fisher & Paykel dishwasher. The utility room matches the kitchen, and this has further storage and surfacing, another Carron sink, plus gaps for a washing machine and a tumble dryer.

The owner regularly hosts, so options for where to eat were essential. The reception room adjacent to the open-plan area is also set up for formal dining. This is flexible though, perhaps as a playroom for when children are small, a games room as they get older, or simply a separate room to read quietly in an armchair under the bay window. There are two more reception rooms: a generous yet cosy lounge with a fireplace and French doors, and a dedicated office for those working from home. The office is flexible too, and big enough to be a sixth bedroom if needed.

The Plot
1 Kestrel Drive sits on a good-sized plot, with a delightful garden at the rear, and a two-car driveway and a double garage at the side (if there’s not enough storage inside, there’s substantial space in the garage). Rosemary and lavender bushes at the front of the house offer a fragrant welcome as you walk up the path to the front door.

The rear garden has been professionally landscaped, with a large patio at the back of the house, a smaller patio in the bottom corner, plus an array of mature planting around the lawn. The main patio is a great size for outdoor sofas, while the other is a secluded spot perfect for a couple of chairs, or even a hot tub as it’s the most private part of the garden.

The Position
Kestrel Drive is part of an established development at the top end of Higham Ferrers. You can wander into the town centre in 20 minutes, where you’ll find all sorts of amenities. There are pubs and places to eat, independent shops and businesses, as well as sports and leisure facilities. The friendly community comes together for local events, and there are various clubs and associations you can join, including Scouts and Girl Guides, cricket and choir, yarnbombing and bowls.

The school run can be done on foot from Kestrel Drive whether your children attend Henry Chichele or the Ferrers schools. Independent education in the area includes Wellingborough School a 10-minute drive away, and Oundle School a 20-minute drive away.

There are lots of greenspaces in the town for burning off energy before bedtime, and the River Nene and the Northamptonshire countryside are fantastic for long weekend walks out in the fresh air. Days out are on the doorstep, such as Stanwick Lakes for dog walks and the great outdoors, and Rushden Lakes for retail, restaurants and indoor activities. A short drive away are Delapré Abbey, Chester House and Castle Ashby.

Higham Ferrers is well connected for commuting into the capital, with services from Wellingborough station into London St Pancras in as little as 42 minutes. Travelling by road, the A6 runs around Bedford, the A509 leads to Milton Keynes, and the M1 will take you all the way north to Leeds and south to London.
