AGENTS NOTE: FOLLOWING SELLER COMMISSIONED STRUCTURAL REPORT dated 8th August 2025 - A report was undertaken by Peter Stokoe BEng (Hons) CEng MIStructE of P & M Structural Design - THE CONCLUSION This property has been affected by subsidence in the rear left corner of the property given the evidence of stepped remedial repointing, however, there are no signs of current movement. Elsewhere, there are cracks in masonry, but these relate to rotations in the 'Boot' style precast concrete lintels. Within the property the floor near the bathroom and RHS bedroom slopes significantly apparently as a consequence of a purlin roof support installed on the dividing wall between these rooms. The dividing wall is essentially a stud wall having been constructed off the first floor joists over the front kitchen. Similarly, the rear roof support will require further investigation and new support will be provided. The report is on file with the agents for examination if needed.
