Description
Description
Blairmaud is a most attractive traditional stone-built villa which sits in a leafy street within the desirable northeast coastal town of Stonehaven. This handsome detached house, which has been recently upgraded and redecorated in calm, natural tones, is arranged over two floors and extends to around 3,060 sq ft of living accommodation, including a completely self-contained annexe. Blairmaud is now a hugely appealing home with a lovely, warm atmosphere making it ideal for relaxed everyday living as well as more formal entertaining.
The house is set back from the road and approached through the front garden into a vestibule with an original tiled floor. This leads into a welcoming hallway with a polished stripped wooden floor, off which are all the main living spaces. There are three reception rooms: a sitting room, living room and dining room, featuring fireplaces and large windows (some with delicate leadwork) allowing plenty of natural light. The bright and sunny kitchen has room for a breakfast table and is fitted with classic-style cabinetry in historic cream and an integrated electric hob and oven. Also on the ground floor is a bathroom, utility room and recently installed dog shower. Completing this level is a conservatory which looks out onto the garden.
Upstairs are four good sized double bedrooms, some with in-built wardrobes, and Bedroom 5 which is currently used as an office. All have excellent views and are served by a contemporary shower room.
A stand out feature of Blairmaud is the completely self-contained and immaculately presented annexe apartment which forms the east wing of the house. The apartment comprises a generous dining kitchen (which matches the main kitchen in style), living room and double bedroom with en suite bathroom. The apartment has its own external entrance, making it ideal for short term lets (subject to acquiring the appropriate licence) or, as it is all on the ground floor, for accessible, multi-generational living.
Outside: The gardens at Blairmaud are a delight, incorporating mature trees, expanses of lawn, a paved terrace just a few steps below the conservatory and a small pond. A pretty summerhouse is a charming place to sit out. There is also a garage/workshop.
Location
Stonehaven is a charming fishing port and traditional holiday resort. Just to the south are the dramatic ruins of Dunnottar Castle, a brooding medieval fortress perched on a rocky crag above the North Sea. Sheltering beneath the cliffs is the town’s pretty harbour, where there is a museum and a seafood restaurant set in a 16th century jail, as well as the historic Ship Inn and the Marine Hotel, which brews it own beers. The town hosts an annual real ale festival in June. Along the bay is an award-winnning fish and chip shop and an Olympic-sized Art Deco open air swimming pool where, in the summer, you can swim under the stars in water that is heated to a balmy 29 degrees. The town hosts its world famous Hogmanay fire ball procession and a music event on New Year’s Eve in the town centre. Stonehaven’s four schools are rated "Very Good" or "Good", while independent Lathallan School lies (12.8 miles) away in neighbouring Johnshaven.
The city of Aberdeen, with its theatres, two universities, college and shopping centres is just 20 minutes by train. The local train station is served by frequent services to Aberdeen, Edinburgh, Glasgow, the East Coast line to London and the Cross Country line to Birmingham and the West Country. The station benefits from free car parking. Buses regularly run from the town to Aberdeen, Dundee and Perth. Stonehaven is adjacent to the A90 allowing easy access to Aberdeen and the north; Dundee, Edinburgh and Glasgow to the south. Stonehaven also lies to the southern end of the Aberdeen Western Peripheral Route, allowing rapid access to Aberdeen Airport and business areas to the west and north of Aberdeen. Aberdeen International Airport offers direct flights to the hub airports of London and Amsterdam along with seasonal direct flights to other destinations.
