Description

A charming Grade II listed 3/4 bedroom cottage situated on the edge of the desirable village of Martin with a delightful established garden of 0.7 acre.

Penylan Cottage is a superbly presented and most attractive period cottage thought to date back some 400 years. Set in a quiet position in the well regarded downland village of Martin, it was extended by the current owners in the 1980's resulting in the generous and elegant accommodation that we see today. The house has retained numerous period features including a wealth of exposed beams and a large inglenook fireplace in the dining room, The large garden is a particular feature of the house with beautiful flower beds, large lawn and a terrace next to the house, perfect for summer entertaining. The house has been very well maintained and comes to the market for the first time in almost 60 years.

The accommodation comprises kitchen with hand built painted units, cloakroom, dining room with large inglenook fireplace, music room with door which in turn leads in one direction to the study/ bedroom 4 which has doors out to the west facing terrace, and in the other direction to the hall and on to the double aspect large drawing room.

The stairs split at the mid-landing point and one staircase leads to the double aspect master bedroom and ensuite bathroom. The second staircase leads to bedrooms two and three and the family bathroom.

The picturesque village of Martin nestles within the rolling countryside of the Cranborne Chase, a designated Area of Outstanding Natural Beauty (AONB) and International Dark Skies Reserve, where a network of country paths and bridle ways access lovely walking and riding countryside across Martin Down. An active and welcoming community, Martin is well supported by a village hall, from which a community shop is run, and a church.

The neighbouring village of Damerham (approx 3 miles) has a reputable primary school, garage and popular public house. The Avonside town of Fordingbridge (approx. 7 miles) has a range of health, educational, shopping and recreational services sufficient to cater for most day to day needs and the Cathedral City of Salisbury is almost equidistant via the A354 giving a broader range of facilities. Excellent schooling can be found locally and Godolphin, Chafyn Grove, Forres Sandle Manor, Sandroyd, Canford, Bryanston, Clayesmore as well as Bishop Wordsworth's and South Wilts Grammar Schools, are all within a 30 minute drive from Penylan Cottage.

Beyond Fordingbridge the A338 and B3078 provide ready access to Bournemouth and Southampton respectively with the latter linking with Junction 1 of the M27. The New Forest National Park is approximately 8 miles to the east, sailing opportunities abound on the South Coast and there is a good choice of local golf clubs including Salisbury and Tollard Royal.

Penylan Cottage is approached over a shared gravel drive which leads to a gravelled parking area and to the DOUBLE GARAGE of concrete construction. The enchanting garden amounts to approximately 0.7 acres and includes flower beds planted with a variety of plants and shrubs, a large area of lawn and small fish pond with paved surround, all overlooking farmland to the rear of the house with far reaching rural views. A winterbourne, which is normally dry, leads from the end of the garden, along the south side of the garden, and has a pretty ornamental bridge over. There is a large paved terraced area adjacent to the house with stone steps which lead up to the lawn and the superb African Rondavel which seats 13 in comfort for al fresco dining. The lawn wraps around to the front of the house and there is a pedestrian gate entrance to Martin Drove End.
