Situated in a small hamlet of houses not far from the popular village of Saint-James, the house is ideally located to visit the UNESCO heritage site of Mont Saint Michel, popular beaches and stunning villages found along the Normandy/Brittany border.



Ground Floor.

Entrance into large 50m² sitting/dining area with double doors to the back garden. High ceilings give an impression of space with plenty of light throughout.

Corridor to annex/gite is accessed on one side of the house, the annex has it's own entrance as well. Two ground floor bedrooms, a shower room and kitchen/dining/living area all self contained.

The other side of the sitting room gives access through an inner hallway to a large kitchen/living area beautifully appointed with a modern spacious kitchen, wood burning stove, front and rear doors to garden. A generous utility room is accessed from the kitchen.



From the inner hallway the main stairs give access to the first floor.

At the top of the stairs there is a spacious landing hallway with window giving access to a further 4 bedrooms, family bathroom and 3 ensuite shower rooms.

From the landing area there are stairs to the second floor where we have a large bedroom with ensuite shower room.



Externally there is a large barn with loft over ideal for storage with attached car port. Power and water are supplied to the barn. The gardens are laid mainly to lawn and mature shrubs. To the front and rear are two delightful patio areas, gravelled and paved.

At the back of the garden there is a further paddock, and small barn. The barn houses the swimming pool pumps and equipment. The pool itself has not been checked because of lack of access, that said, it will make an ideal summer area to enjoy and take a swim.

The house has oil central heating to radiators and the domestic hot water, upvc and wood windows, a micro station fosse system all conforming to standards.
