Each of the three storeys of the little townhouse consists of a single living space and a bathroom. This means that even though it only has a single exposition, roughly west onto the quiet side street on which it stands, Casa Giusi is naturally lit and feels very spacious for its size.

The ceilings are three metres, and the clean plaster walls and light ceramic floor tiles make the place roomy and easy to maintain. The windows are new and in aluminium, with external blackout shutters to let you get the best possible night's sleep and keep your property secure when you can't be there in person.

The ground floor is a welcoming kitchen-diner, with all the fixtures you need to prepare a meal in the best-lit portion of the property at the front, and a cosy dining space that's also big enough for a sofa and armchairs at the rear. A smart staircase leads you up to the bedrooms, under which is the primary bathroom, with a box shower in one corner.

The first floor bedroom is the master, a really big 20+m2 with French windows opening straight onto a nice little terrace. You could easily put a table and chairs here and enjoy breakfast in the open air. An en-suite WC is small but practical. The second bedroom is only a little smaller and still enjoys its own balcony, where you can enjoy the sunshine on a summer afternoon. This too has an en-suite bathroom, with a miniature tub.


AN HISTORIC REGION WITH UNESCO PROTECTION
The Baroque towns of the Val di Noto have been recognised as a World Heritage Site by the global cultural authority UNESCO since 2002. The most westerly of these is Caltagirone, a twenty minute drive from San Michele di Ganzaria. The little village, where you will find all of the shops and facilities you need on a daily basis, is not much less historical in its own right, having been first settled during Sicily's ninth century Byzantine period.

We think you and all of your visitors will love the unspoilt charm and traditional beauty of the region and this welcoming hillside community in particular. The value for money is obviously outstanding, and the well-maintained property has no urgent need for investment. At this price it won't be on the market long.
