Description

Old Laxton dates from the early 1800s and is Listed Grade II. It has had an interesting history and at one stage formed part of the Cottesmere boarding house for Oundle School. This handsome, Georgian town house offers the wonderful features of the era, including high ceilings and fabulous sash windows that flood the rooms with light. The accommodation is set over three floors, plus a cellar, and offers a great degree of versatility.

Stone steps lead up to the front door which opens to a welcoming hall. The guest cloakroom is to one end.

The formal dining room or perhaps sitting room, is to one side and has a large, south-facing sash window. The fireplace makes a handsome focal point. We believe the chimney is open and usable but purchasers should not rely upon this and should make their own investigations. Fitted book shelves provide plenty of storage. A door leads through to the kitchen, which offers ample space for family mealtimes and food preparation, with a range of fitted units with granite worksurface. Appliances include a fridge freezer, dishwasher, gas hob and electric ovens. French doors open to the garden.

The utility room is adjacent and has space for the usual appliances. A door opens to the cellar steps. The cellar provides useful storage and also houses the gas central heating boiler which helps keep it aired.

Stairs rise from the hall to the first floor landing. There are two reception rooms on this floor, along with a study. The drawing room enjoys southerly light and has an attractive fireplace to one wall. Opposite, there are bespoke bookshelves. Double doors open to the sitting room or library, which could also serve as a bedroom. Again, bookshelves are fitted to one wall. A large window overlooks the garden. The study completes the accommodation on this level, and provides ample space for home working, whilst enjoying a view of West Street.

The second floor provides access to three bedrooms. The main bedroom is at the front of the house and has a far-reaching southerly view. The ensuite shower room has been recently updated. The second bedroom, another comfortable double room, has a view over the garden. There is scope to create a large, walk-in wardrobe or an ensuite shower room.

The third bedroom has a view to the front. The main bathroom is fitted with a bath, WC and wash basin.

The rear garden is accessible from the kitchen and the utility room. A split level paved terrace spans the back of the house. On the upper level, there is a large, timber store. Further steps lead beneath the pergola to the upper garden, which has a lawn and a further paved terrace which is set to capture the sunshine throughout the day and into the evening.

The garden has an attractive stone wall and timber fencing, with a gate opening to a yard over which, Old Laxton has pedestrian and vehicle access rights. It is anticipated that the purchasers may create off-road parking or garaging, within the garden. This may be subject to Planning Permission or Listed Building Consent.
