Description
THANK EWE FOR ALL YOUR INTEREST...ANOTHER LUCKY BUYER HAS SNAPPED ME UP.
Well...life is full of surprises...this is bound to set pulses racing. It certainly did mine! These are some of the words that sprang to mind at my first visit: beautifully presented... stylish... attractive... impressive... tasteful. This really is a gem of a house that just keeps on shining. This property is still packed with many beautiful and characteristic features typical of this gorgeous Victorian, end through terraced house: high ceilings, skirtings, architraves, cornices, fireplaces and the staircase to name a few. It is fabulous to see how "the new" has been skillfully and sympathetically blended with "the old", communicating effortlessly with calming outside space for relaxation and entertainment in privacy. The result is a house that will be the envy of many and will enable you to have a fabulous lifestyle. The Victorians certainly knew how to build great houses, in my opinion.
It is obvious that the current owners have spent time, thought and money on planning how best to improve and add value to their home. This has been highly successful through a super programme of modernisation and improvement. A great example of perfectly blending the old with the new. A picture paints a thousand words, as the photographs prove...but don't take my word for it...book yourself an appointment, and I will see you there at the open viewing. This is the one that you simply must add to the very top of your shopping list.
Having parked on the roadside (and there is usually plenty of space) your guided tour will start by entering through the front door into a sizeable entrance hallway, which incorporates a beautiful staircase to the first floor. First on the left is the rather elegant living room...a lovely start to your viewing experience. The dining room is the next room you will come to. This room is every bit as nice as that of the living room. There are nice views over the back garden and, as there are no houses directly overlooking, privacy is assured. At the end of the hallway is the kitchen and access to the cellars. The kitchen is carefully planned, has those great views, and gives access into the small, but very private, enclosed back garden (check out the photos!) From the entrance hall, the staircase will whisk you effortlessly to the first-floor landing. There are 2 gorgeous double bedrooms, both of which have great views. I just love their showeroom located adjacent to the master bedroom. Surely, the 2nd floor cannot be as nice...wrong! 2 further double bedrooms await you. There is loads of storage here...but you also have the cellars too. When you pop out into the back garden, I am sure you will appreciate the privacy and sunshine. Car parking space does not appear to have been a problem each time I have popped over.
Ahhh...but what about the area and amenities, I hear you ask...Bramley is a historic Yorkshire town which was originally built for millworkers due to Leeds' famed involvement in the textile industry. Located in West Leeds, nestled between Kirkstall and Pudsey, Bramley is a residential town, but it is certainly self-sufficient with supermarkets and shops and a bustling town centre. Bramley also has fantastic road links and easy access to the motorways and bus links too for commuting, not to mention its train station, which is less than 15 minutes travel time from Leeds City Centre. There are good primary and secondary schools close by, as well as remnants of Bramley's historic past in the form of many stone mills from the Industrial Revolution.

Elegance abounds...There is a feature fireplace having a wooden overmantle and incorporating a "living flame" gas-fired stove. Ornate coving and a double panel radiator. The double-glazed windows even look like sash-style windows, too.
Dining Room
4.38m x 3.66m - 14'4" x 12'0"

Enhancements include split-level cooking comprising an electric fan-assisted oven, a 4-ring gas hob having an extractor hood above. Plumbing and space for a washer, as well as space for a free-standing fridge freezer. Lovely tiled flooring to match that of the hallway. Access to the back garden and to the basement.
First Floor Landing
4.53m x 1.75m - 14'10" x 5'9"
A gorgeous staircase with spindle ballustrading will whisk you effortlessly to the first-floor landing.
Bedroom 1
4.48m x 3.18m - 14'8" x 10'5"
Great to see that the fireplace has survived...another nice feature. A double-panel radiator and double-glazed windows. How nice to be able to have such lovely views from this room, but wait until you see the views from the back bedroom...
Bedroom 2
4.53m x 3.59m - 14'10" x 11'9"
This bedroom is slightly bigger than its brother at the front, and maybe, even better views over the allotments and playing fields beyond, but do check out the photos for yourself. Here, we have a useful built-in robe/cupboard and wall panelling in a tasteful grey finish. Double glazing and a radiator.
Shower Room
2.34m x 1.64m - 7'8" x 5'5"
Contemporary and stylish...There is a fully tiled, mains-fed shower having twin shower heads. Vanity hand wash basin with cupboards underneath and a low-level W.C. Tiled flooring and half-height wall tiling.Ladder-style radiator and double-glazing.
Second Floor Landing
5.32m x 1.75m - 17'5" x 5'9"
Skylight window and polished wooden flooring. See if you can spot the 2 underdrawn storage spaces...they are extensive.
Bedroom 3
3.92m x 2.61m - 12'10" x 8'7"
Attic rooms are sometimes a disappointment...NOT TRUE WITH THIS HOUSE! What a lovely surprise. You will be greeted by polished wood flooring, 2 Velux windows and a double panel radiator.
Bedroom 4
3.95m x 2.61m - 12'12" x 8'7"
Again, polished wood flooring, twin Velux windows and a radiator
Basement
3.64m x 3.1m - 11'11" x 10'2"
Often referred to as a half cellar...the overall measurements include both rooms.
Exterior
The property is street-lined to the front, which means there is no front garden. However, as it is elevated from the pavement and the road is not a busy road for traffic and foot flow, the living room does have privacy from passers-by...These crafty Victorians...The back garden is a rather nice feature...I certainly would enjoy a beer (or two) in this enclosed and sunny and private back garden. The garden backs onto a small allotment and, there are playing fields beyond.
