For the avoidance of doubt, the following services are not included within the Rent:
1. Business Rates;
2. Contents insurance within the Premises;
3. Internal fitting out / alterations; and
4. Internal repairs and dilapidations to bring the Premises back to a lettable condition at the termination of the Lease.
