Description

Tucked behind the hedgerows and trees off the leafy Cuckoo Lane is this delightful, detached family home with development potential. It is surrounded by farmland, woodland and the Poult Wood golf course and, although located in a countryside environment, it is not far from Hadlow and less than a quarter of mile from the A26 for easy access to Tonbridge, where trains to London take just over half an hour.

This property is approached down a driveway with access to a triple garage and a workshop, which has existing planning to be converted into a separate annex. The drive provides off road parking and leads to the attractive front façade and round to the front door. This opens into a spacious vestibule with a door into the superb dual aspect open plan kitchen/dining/family room with wood flooring, a large store cupboard and French doors to the garden.

In the kitchen there is a range cooker, an impressive full height curved unit, an American style fridge freezer and attractive flat fronted units with wooden worktops housing additional appliances. There is also a large island, an adjacent cloakroom/utility room and a door to the attractive conservatory. This has tiled flooring, French doors to the rear terrace and views over the garden.

There is a large dual aspect sitting room with a charming bay window, stairs to the first floor, an understairs cupboard and a fireplace with a log burner. An external door leads to a spacious storeroom that could always be converted into additional accommodation and could make a useful office.

On the first floor you will find three vaulted ceiling bedrooms with delightful views and eaves storage. These include the principal with an adjacent family bathroom, Velux windows and French doors to a Juliette balcony overlooking the garden and a guest room with fitted cupboards and an ensuite shower.

As well as the large rear terrace for outdoor entertaining there is a generous lawn within a total plot of 0.392 acreage, big enough for kids to kick a ball around, shrub beds and two delightful log cabins surrounded by mature trees, including a mature magnolia tree and backing onto Poult Wood golf course.

What the Owner says:

Nearby Hadlow includes shops, the Carpenter's Arms pub, takeaways, a hairdresser, medical centre and a library as well as cricket and bowls clubs, a primary school, Hadlow Agricultural College and a village hall with various activities.
It is not far to Tonbridge with its mainline station, independent shops, salons, bars and restaurants, retail parks and sports clubs. There are excellent educational facilities with primary and grammar schools rated Outstanding by Ofsted as well as independent schools including the famous Tonbridge School. This includes the EM Forster theatre and a leisure club available to external club members.
