DESCRIPTION

Annedd Wen is a charming detached house situated in the centre of the village and within a 100 yards of the beach. The property likely dates from the 1930’s, and is constructed of white painted roughcast rendered elevations beneath a slate roof. It has been subject to a scheme of upgrading over the last 10 years or so, and, since 2021, the present owners have made further improvements including certain interior cosmetic upgrades, along with the creation of lovely outdoor composite decked entertaining areas at the front of the house looking towards the sea, and also in the rear garden together with low maintenance, artificial grass. At first floor level there are three further bedrooms, all of which can accommodate double beds and with plenty of space for storage, together with a family bathroom with free standing bath and independent shower.

LOCATION

Annedd Wen occupies a prime location close to the centre of the village, and enjoys a lovely westerly aspect towards the beach and the sea and is also a short walk to Rhosneigr’s shops, pubs, cafes and restaurants. The village is regarded as one of the most sought after on the island with holiday makers and also has a strong year round community supported by a range of services for everyday needs including a number of shops, pubs and cafes with a wider choice of supermarkets and department stores on the edge of Holyhead. Indeed, there are several pubs and restaurants in the village including the Oyster Catcher and others nearby include the Sosban and Dylan’s at Menai Bridge, and The White Eagle at Rhoscolyn.

On the recreational front there is excellent boating generally around Anglesey, and Rhosneigr is particularly popular for wind and kite surfing and sailing. The thriving Rhosneigr Boat Owners Association holds an annual race week and events throughout the summer for all the family, and there is also a variety of different water sports tuition in the village. The immediate coastline and particularly the islands off Rhosneigr Bay, which are designated as a Site of Special Scientific Interest (SSI), offer superb fishing and lobster potting, as well as kayaking, paddleboarding, surfing and diving. Other activities locally include motor racing at Ty Croes, golf at Rhosneigr and Holyhead and riding stables at Tal y Foel on the banks of the Menai Strait. There is also superb walking directly from the property and around the Anglesey Coastal Path including along the various beaches nearby, of particular note being Aberffraw and Newborough from which one can access either along the beach or through the forest, Llanddwyn Island which becomes separated from the mainland at high water. Further attractions include Anglesey Sea Zoo, Halen Mon and Foel Farm Park, and on the mainland there is the Zip World at Llanberis and walking in Snowdonia which is only 35 mile or so drive away.

Road communications are excellent, the A55 being approximately 5 miles distant providing fast access across coastal North Wales to Cheshire and linking with the national motorway network. For travel to London there is a direct rail service from Holyhead to Euston and both Liverpool and Manchester are served with international airports.

OUTSIDE

The property is approached directly off Beach Road to a tarmacadamed drive with parking for several vehicles. Beside the drive and in front of the house is a composite decked terrace with timber sleepers providing a screen from the road from which there is a lovely view down towards the beach. At the rear of the house is a larger enclosed garden with astrotruf lawn and further composite decking, also the garage (19’ x 10’ approx.) which is constructed of rendered brick and served with up and over door, light and power. This is an extremely useful building providing good storage for water sports equipment.

DIRECTIONS

To reach the property from the centre of the village proceed along Beach Road towards the beach. Annedd Wen will be found on the right hand side being the third to last property before the beach.
