This is a charismatic and compelling family home, worthy of the highest levels of approbation. It is superbly located on the rural edge of Waverton village with open views to both front and rear yet is waking distance from the school and shops. It also stands in a beautifully landscaped and well-tended garden which is southwest facing and has both a large patio and extensive lawn. The present owner has been in residence for just under twenty years, only going to show what a great place this is to live!

The house has been extended and remodelled through the years and provides an excellent blend of tasteful contemporary refinement, combined with the features and traditional elegance of a period dwelling. When it comes to on point presentation, this home is difficult to better, with terrific décor and presentation.

My personal highlights are the living room that extends to over 23 feet in length, the open plan dining kitchen with bi fold doors opening directly to the garden and the superb principal bedroom suite with fitted wardrobes and a recently refurbished en suite. Other things to note include the elegant first floor study area, ideal for working at home and the surprisingly large family bathroom, which again, is very well appointed.

Location

Waverton provides a good range of local services for everyday needs including, primary school, two Church's and a Doctors surgery that stands on the same site as the purpose built village hall. A parade of shops includes a popular convenience store, pharmacy, hairdressers and sandwich shop. The village is extremely attractive, with the village green adjacent to the Shropshire Union Canal providing excellent walks into nearby countryside or towards the city of Chester. There are further amenities in the neighboring village of Christleton including a dental practice and public house.

Schooling is well catered for with a selection of private and state schools nearby including Waverton Primary, Christleton High School and Sixth Form College, Abbeygate at Saighton and Kings and Queens in the centre of Chester.

The Cathedral City of Chester is one of the north-west's leading retail and commercial centres and offers an extensive range of shops, restaurants and cultural activities. Chester is home of one of the oldest racecourses in the country and provides an extensive programme of horse racing and other events. Grosvenor Park, during the summer months, hosts a programme of outdoor theatre. The Georgian High Street of Tarporley is continually rated one of Cheshire's most popular villages and is only six miles away.

The area enjoys excellent road links and is convenient for the Chester Business Park, Deeside Industrial Park, Wrexham Industrial Estate and all areas of commerce throughout the Northwest. Beyond Chester access is gained to the M53 and M56 motorways permitting daily travel to Liverpool and Manchester, both served by international airports. Travel to London is available via Chester station from which there is a sub two-hour inter-city service to Euston.

Directions

From Tarporley continue on the High Street in the direction of Chester until reaching the Rode Street roundabout, taking the second exit on to the A51 in the direction of Chester. Continue along the A51 passing through the villages of Clotton and Duddon. After passing Okells Garden Centre on the left hand side take the next left on to Cross Lanes in the direction of Stapleford. Continue along Cross Lanes until it becomes Broomheath Lane. At the T junction turn right onto Ryecroft Lane towards Waverton. Follow the road as it becomes Guy Lane and continues into Waverton, passing the Crocky trail on your right and Eaton Golf Club on your left. As you enter Waverton and pass the One Stop Shop on your left the road becomes Eggbridge Lane. Pass over the bridge and just after Waverton Community Primary School take the left turn onto Common Lane. The property will be located on the right hand side.
