Description

OPEN TO VIEW SAT 8th NOV FROM 10:00 am. BOOK ONLINE/ CALL 24/7 TO RESERVE YOUR APPOINTMENT.

This fantastic Victorian Mill was converted circa 2018 and now forms part of what is referred to today, as Horsforth Mill. It is a superb, high-specification development, converted into prestigious apartments set within lovely grounds with allocated secured car parking...all set within a gated community. The development is located in the popular and sought-after village of Horsforth, which has a fantastic array of amenities as well as woodland and canal walks in proximity. Great nightlife too! For those wishing to commute, arterial roads give access to many locations and further afield via Horsforth and Kirkstall Forge train stations close-by. Even international travel via Leeds and Bradford airport.

I was delighted to see that many of the characteristic features have been retained during the conversion. It is fabulous to see how "the new" has been skillfully and sympathetically blended with "the old", communicating effortlessly with calming outside space for relaxation. The result is a ground-floor apartment that will be the envy of many, and will enable you to have a fabulous lifestyle, brought about by high ceilings and large windows, bringing a great feeling of spaciousness and light, engineered Oak floorings and bespoke fittings throughout.

Having parked in your own bay, your guided tour will start by entering through the spacious, 11 metre x 7 metre, light, bright and airy main reception hall. Located here are the postboxes and parcel delivery area for the residents. The entrance way is accessed via an automated, fob activated, security system. Proceed through the inner door, left into the corridor and the first door on the left will be for the apartment itself. Here, you will be greeted by your own spacious reception hall (check out the photos). What a lovely start to your viewing experience! First on your left will take you into a superb OPEN PLAN living/dining and kitchen measuring a mahoosive 8.40 metres x 4.43 metres. With high ceilings (2.83m), large picture windows and engineered oak flooring I was very impressed by the feeling of space, light and elegance. The kitchen is bespoke and has all the quality integrated appliances that you would hope for. The dining area that can easily accommodate a table and chairs to accommodate 6 people with ease, is an added bonus too. The hallway gives access to a generous double bedroom and to a luxurious shower room too (check out the photos, again) I just love the fact that the apartment has it's own small utility, located off the hallway and not in the kitchen( its vented too) Now for the outside...so nice to have some green space and seating to enjoy. The bay for this apartment is the first one on the left as you enter through the remotely controlled security gates.

With level access (for wheelchair use) and in beautiful "turn-key" condition throughout you don't want to miss a property as nice as this...but don't take my word for it...book yourself an appointment, and I will see you there at the Open Day viewing event. With NO ONWARD CHAIN, this is the one that you simply must add to the very top of your house-hunting shopping list.

Aahhh, but what about the amenities, I hear you ask?? Well, these will not disappoint either. Horsforth continues to be popular and a sought-after location, due to an abundance of these, which are improving and growing, month by month, year upon year. There is a great selection of restaurants, pubs, wine bars, coffee bars, and cafes. If you wish to walk off those over indulgencies, then look no further than Horsforth Hall Park and the Leeds/Liverpool canal, both of which are close-by. Further afield is Golden Acre Park and the famous Roundhay Park with its twin lakes. Numerous golf courses too. There is a good selection of schools for children of most ages and for the commuter, the arterial roads give access to other areas and Leeds city centre. There are regular cross-town public transport facilities and 2 train stations in proximity. Leeds and Bradford's International Airport is only a few miles away too.

Viewers are accompanied by EweMove's business owners; this ensures a good, in-depth viewing experience with the property professional. Afterward, you will receive a short video of the property to remember us by and so that you can show your friends and family. (EweMove's business owners are normally contactable mornings, afternoons, evenings, and weekends, including Sundays.)

Tenure: leasehold. Lease Start Date 29/11/2018. Lease End Date 31/12/2143. Lease Term 125 Years. Lease Term remaining 118 years. Ground rent: £250 p.a. Service charge: £1,098.56 p.a.

EPC: Band D58. Title number YY113283.

Reception Hall

11.18m x 7.05m - 36'8" x 23'2"
This forms the main entrance into the building. The entry door is electronically operated and activated by a security fob system in addition to the video entry system. It is lovely to have such a large open space, which also houses the post boxes and facilitates the ability for parcels to be dropped off. It is light, bright and airy and access to the ground floor apartment is by proceeding through the next door and turning left into the corridor, where the apartment is the first door on the left.

Entrance Hall

3.48m x 1.93m - 11'5" x 6'4"
Your very own private entrance hall, which is almost a room in itself. Here, there is a lovely engineered Oak floor, downlighting and the video security entry phone system.

Utility

1.52m x 1.49m - 4'12" x 4'11"
What a great idea to have this located off the hallway and not in the kitchen. Walk-in and has plumbing for a washer and an extractor system. Downlighting and the hot water tank is located here, so this could well be used as a mini airing cupboard too, perhaps?

Open Plan Dining/Kitchen/Family Room

8.4m x 4.43m - 27'7" x 14'6"
I just love this room...I am sure that you will, too. With 9 ft ceilings, large double-glazed windows, downlighting and Oak flooring, this Open-Plan room is a thing of beauty.

Living Room

5.73m x 4.43m - 18'10" x 14'6"
(Maximum measurements) What a superb space for relaxing. There are twin wall-mounted electric heaters and the views are rather nice too. A great space for entertaining with friends and family.

Kitchen / Dining Room

3.62m x 2.66m - 11'11" x 8'9"
Nothing pokey about this space either! There is plenty of space for a table and chairs to seat 6, without significantly encroaching on the kitchen area. It is a nice space to socialise while preparing a meal for guests. There is an extensive range of quality wall and floor units in a grey finish, having soft-closures and complemented by ample worktops. Enhancements include a range of integrated AEG appliances comprising a fan-assisted electric oven, a contemporary hob and extractor hood. Integrated fridge, freezer and dishwasher come as standard. Engineered oak flooring, down lighting and an extractor system.

Bedroom 1

4.4m x 2.8m - 14'5" x 9'2"
A great size for a bedroom. Again, we have high ceilings, large double-glazed picture windows and downlighting, so that the feel of space, light and airiness is repeated here too. There is an electric heater and lovely views, similar to those of the living room.

Shower Room

2.32m x 1.26m - 7'7" x 4'2"
Last, but by no means least, is the beautiful contemporary shower room. A lovely double-sized walk-in shower having fully tiled walls. There is a hand-wash basin, a low-level W.C., and half-height wall tiling enhanced by grey laminate flooring. Downlighting, an extractor fan and a ladder-style radiator are nice finishing touches.

Exterior

I have sold a number of these apartments over the years...I am always impressed by how nice the gardens appear to have been maintained. There are lawned areas and informal seating and allocated car parking too, as the pictures that I have taken will show you. The mill provides for a gated community feel, as it is enclosed by walled grounds and security gates, but without being intrusive...a nice balance, I feel.
