At the top of the hall you have your laid-back kitchen/diner, stretching nearly 18 feet by over 11 feet. Your back door here (which is next to a south-facing sash window) opens to your mature and quiet garden. Your tour is completed by a sweet (touch of Walden about it!) shed/studio/workshop - you choose - of 7 square metres. This faces west so gets great afternoon light, and also has a skylight window.

What a spot! As well as being pretty much Rye-side, you have lots of other popular public green spaces within easy reach. Examples are Goose Green, Nunhead Cemetery, Horniman Gardens and Dulwich Park.

Your local main high street areas Lordship Lane, Bellenden Road and Nunhead Lane are fab, and offer loads of independent options alongside the usual suspects. We like SMBS, The Cheese Block and William Rose and Moxon's. North Cross Road puts on a great market each Saturday. Rye Lane is good for fruit and veg stalls.

The foodie offering is particularly strong in your 'hood and you can eat the globe without leaving it. Local restaurants include Franklins, Artusi, The Begging Bowl, Ganapati, Mr Bao, Hausu, Levan, Il Giardino, Peckham Bazaar and Lai Rai.

Your local pubs include The Gowlett, The Angel Oak, The White Horse, The Montpelier, The Clockhouse, The EDT, Watson's General Telegraph and The Herne Tavern. Bars/nightlife? Head to Rye Lane/Bussey Building/Peckham Levels for the trendiest spots, exhibitions, events and pop ups. For mugged beverages, Cafe G and Nola are top nearby spots.
