Description

REF: JC0739 - So, Mansion Drive. If you know Hammerwich, you already know this little cul-de-sac is one of the ones. The sort of street where houses just don’t come up that often because people move in and then… stay. It’s quiet, it’s tidy, everyone says hello when they walk the dog. Proper nice.

Now, the big thing here is the view. The house backs straight onto farmland. Not “sort of near a field” or “you can see a bit of green if you lean out of the bathroom window”. No. You open the blinds in the morning and there it is, fields. Actual fields. And they change all year. Summer evenings with the sun dropping behind the trees, crisp frost on the grass in autumn, the farm ploughing away (which, becomes quite therapeutic to watch), and then when it snows, it’s like your own little postcard.

Inside, the house just works. You’ve got that big open-plan kitchen / living space at the back, where everyone naturally ends up anyway. It’s bright, sociable, works for weekday chaos and Saturday night get-togethers. Doors open, kids in and out, someone pretending to help with dinner but really just picking at the food, you know, the usual stuff we’ve all come to know and love.

There’s also a separate lounge with log burner. Ideal for when you’ve had enough of people or want to watch TV without someone asking you sixteen questions about the plot. Plus, a proper dining room if you like to do the whole “plates not trays” thing when guests come over.

Upstairs, you’ve got four bedrooms, and the main one has an en-suite, which is essential if you value your sanity in the mornings. The family bathroom has both a shower and a freestanding bath. Basically: bath for relaxing, shower for “I have 8 minutes before I need to leave”.

And then the garden. This is where the house drops its mic.

It’s been set up with a couple of superb seating spots, so you can follow the sun around like a cat. There’s a space that’s absolutely perfect for a hot tub.  Private, out of the way, and looking straight out over the fields. Imagine that on a Friday night. Drink in hand. Phone inside. Absolute peace!

It’s just one of those houses that feels easy to live in. Nothing complicated. No work needed. Just move in and get the kettle on.

Location

Mansion Drive is one of those roads where you’ll end up knowing the neighbours, but no one’s knocking your door every five minutes asking for sugar. It’s quiet, calm, proper residential, the kind of place where kids learn to ride bikes in the cul-de-sac and the Amazon driver actually sighs with relief because there’s space to turn around.

Hammerwich itself has a bit of a “once you know, you know” thing going on. It’s technically a village, but you’re not cut off. You’ve got countryside all around you, yet you can be in Burntwood in about three minutes, Lichfield in ten, and Cannock or the M6 Toll before you’ve even finished your travel mug coffee. If you commute, Lichfield Trent Valley and City stations are close enough to make Birmingham totally do-able, and even London is a “put your headphones in and you’re there” sort of trip.

For schools, you’re sorted. Highfields Primary is just down the road and has that proper friendly community feel, and Erasmus Darwin Academy is the one most people look for when they move to the area. Solid reputation, good atmosphere, kids actually seem to enjoy going. Handy, that.

Day-to-day life is easy too. Co-op, takeaways, coffee shops, that sort of thing, all right on your doorstep in Burntwood. Need a big shop? Morrisons and Aldi are close. If you’re feeling fancy, Lichfield is where you go for brunch, cocktails, a wander around the Cathedral and then accidentally buying things you definitely didn’t need at independent home shops. (It happens to the best of us).

If you like being outdoors, you’ll get your steps in without even thinking about it. There are fields and walking routes straight from the village. Whether you’re doing the “headphones in, escape the world for half an hour” walk or the “let’s try and tire the dog out” walk, it’s all there. If you’re into bikes, Cannock Chase is not far at all so you can start pretending you’re basically Tour de France level on the weekends.

Mansion Drive just has this easy way of living. Close enough to everything, far enough away to feel calm. A proper balance.

eXp UK are the newest estate agency business, powering individual agents around the UK to provide a personal service and experience to help get you moved.

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
