Description

"Living here has honestly been such a joy. We love that in just a few steps one way, we can wander through Avonview Cemetery - it’s peaceful and surprisingly full of life - or head a few steps the other way to St George’s Park, which is always buzzing, especially in summer. Troopers Hill is just a short walk down a footpath from the end of the road - it’s a gorgeous nature reserve and feels like you’ve escaped the city completely. Weekend mornings usually mean a stop at Orchard Café up the road - their flat whites and cinnamon buns are unbeatable (especially after a Park Run at Eastville Park!). For evenings out, we love The Loaf/Native Vine on Church Road for a glass and some small plates. One of the best things about living here though has to be the people. The neighbours in our building are genuinely lovely - there’s always someone on the WhatsApp group ready to lend a cup of flour, take in a parcel, or join for quiz night at the local pub. In summer, we often head to the park for BBQs with friends - the atmosphere there on a warm evening is something special. The Boot Factory itself has been such a welcoming, cosy space - our first home together - and it’s full of happy memories. It’s close enough to town in a quick 10 minute bus ride, but it still feels like its own little community. We’ve absolutely loved living here."

The Home

This welcoming two-bedroom apartment is nestled between St George's park and Beaufort Road cemetery. The home is part the sought-after Boot Factory development, a collection of thoughtfully converted homes that blend historic character with contemporary design. Accessed via a secure gated entrance, the property benefits from its own front door, offering a sense of privacy and security. This home is beautifully-presented with high quality finishes and a wonderful sense of style. The well-loved home has been thoughtfully and stylishly decorated using Farrow and ball paint, high quality soft furnishings and artefacts from travels. On entering the home the natural light pours in to the open-plan kitchen, dining, and living space an ideal setting for everyday living and entertaining. The kitchen is modern and well-equipped with a personal touch, the space feels sociable and cosy. The hallway leads to the rest of the home, to the left is the second bedroom, currently used as an office and guest room, to the right and down the hallway is a generous bathroom and the principal bedroom with two large grand windows that make a real statement. There are two entrances to the home and so there is flexibility awarded in terms of flow and layout, the hallway is ideal for cloakroom storage and there is a convenient storage/utility cupboard.

On the development there is communal bike and bin storage and the current owner rents a car parking space on site.

Living in St George

The iconic Boot Factory, dating back to the 1880s, has been sympathetically converted into a collection of contemporary homes that retain a real sense of heritage. Perfectly positioned on Beaconsfield Road in St George, the development sits between Church Road and Avonview Cemetery, with peaceful riverside walks just moments away. St George’s Park is a short stroll across Church Road and remains one of the city’s most loved green spaces, offering a play area, tennis courts, café, skate park, and lake. The neighbourhood itself has a vibrant community feel, with a growing number of independent shops, cafés, and pubs — including local favourites like The Red Church, Orchard Café, The Bristol Loaf, and The Lock-Up. The shops and cafés of Easton are also easily reached via the Bristol to Bath Cycle Path, with well-known spots such as East Bristol Bakery, Garden of Easton, and Bristol Sweet Mart all nearby. For commuters, the area offers quick access into Bristol City Centre by bus, bike, or car, while Bath and the motorway network are within easy reach. Bristol Temple Meads is also just a short journey away, making this an ideal location for both work and leisure.
