The apartment is in situated on the second floor of a nineteenth-century Basque villa, which now forms part of a three-star holiday complex next to the golf course in Ciboure.

The complex is set in private landscaped grounds with a superb heated swimming pool, a children's paddling pool, a children's play area and several parking areas. The reception area is on the ground floor of the villa, along with a bar and a cosy sitting area.

The apartment is on the second (top) floor of the villa (no lift). The front door opens into a small entrance hall with storage cupboards, which leads into a sunny main room with a sitting area, a dining area and a kitchen.

French doors in the main room open out to a wooden balcony where you can sit and enjoy views of the sea and the town of St-Jean-de-Luz. There are also views of the swimming pool, the grounds and the River Nivelle.

The apartment's two bedrooms are accessible from the entrance hall. Both bedrooms have built-in wardrobes - and the master bedroom has a lovely view of the sea! The apartment is located just across the bay from St-Jean-de-Luz in the pretty town of Ciboure, famous for its typical Basque architecture - white houses with shutters painted in dark red, dark green or dark blue (for mariners). Both Ciboure and St-Jean-de-Luz are easily accessible from the apartment on foot, by bicycle and by bus - and both towns have excellent shops, restaurants and bars, as well as lively farmers' markets every Tuesday, Friday and Sunday morning.

You can easily walk to the many glorious beaches around the bay, all the way from Socoa to Ste-Barbe – or head inland and travel up to the summit of La Rhune on an antique open-sided train, where the views of the mountains and the coast are simply stunning!

The rental which you receive from the holiday operator is around 10000€ a year so long as you are happy not to use the apartment yourself. The lease does, however, allow you to use the apartment yourself for up to 12 weeks a year, and for each of those weeks, the rental you receive would be reduced by a certain amount. The holiday operator is reponsable for paying the quarterly charges. Your only expense if the annual taxe foncière, which was 1005€ in 2025.

The lease can be cancelled on request in September 2028 on payment of a one-off indemnity, estimated at 75000€-80000€. This possibility is available to you every three years. If you decide to do that, you would then be free to use the apartment as a permanent/second home from then on, just like any other apartment, but you would not longer receive any income from the holiday operator and you would be liable for a share of running costs of around 900€ a quarter..
