Description

This is a really well equipped equestrian property in a lovely location - James Hickman, Rural Property & Land

#TheGardenOfEngland

A rural property with equestrian facilities, including a good quality stable yard and riding arena, as well as land and outbuildings situated on a country lane with little passing traffic.

The property comprises a 4 bedroom semi detached cottage with recently lapsed planning permission to extend. There is easy access to Ashford & the M20 and to Hythe and the south Kent coast.

Just under 3 acres

The property is situated on a quiet country lane in a rural location between the villages of Bonnington, Aldington and Bilsington only about 7 miles to the south east of the busy town of Ashford and a similar distance to the west of the seaside town of Hythe. Ashford boasts three M20 connections as well as high speed trains to London Stratford and St Pancras, and mainline services on the Charing Cross & Victoria lines. The Kent coast is within easy reach to the south across Romney Marsh to New Romney, Littlestone and Dymchurch.

Planning

Planning consent was granted on 8th November 2019 for a two-storey side extension, replacement porch, additional window/rooflights under planning reference 19/01267/AS. This planning lapsed in 2022 but it is felt that this application could be renewed. A copy of the plans, drawings and other related documents is available on the council’s website.
All planning enquiries should be made to Ashford Borough Council (ashford.gov.uk).

Outbuildings

There are 2 very useful buildings to the side of the house which provide adaptable space capable of being used for a range of ancillary uses:

1) Studio, about 22’10’’ x 11’ 11’’, currently used as a mirrored gym.

2) Summerhouse & Office, about 19’ x 12’ and 9’ x 6’.

Equestrian Facilities & Land

1) An ‘L’ shape stable yard which is only about 6 years old and comprises 4 stables including a corner foaling box, a tack room and hay store all of which are lined for additional insulation. In addition, there is a covered open sided bay used as a wash down area. There is a gate from there into the lower yard where there is a 2nd entrance onto the lane and space for lorry and trailer parking etc.

2) Also within the lower yard are the original stables which are of more traditional construction and may offer potential for conversion to ancillary or holiday let accommodation, subject to planning.

3) Riding Arena, about 40 metres x 20 metres and has post & rail fencing and gates with a well drained surface and dressage mirrors. The arena was resurfaced 3 years ago.

4) In addition to the main arena, close to the house are 2 all-weather turn out areas.

5) Land - the land is divided into a number of grazing paddocks. In addition to the main block is a small paddock between the riding arena and the 2 turn out areas.

Riding

There are local lanes for riding/hacking. In addition, there are toll rides in the area, details of which can be found on the TROT website:
