Nestled into a hollow on the banks of the scenic river Dee, lies Bangor on Dee. Or Bangor IsyCoed because if you are moving to Wales it's time to start taking these things seriously.

Conveniently placed a short distance from Wrexham, which has now become world famous thanks to 'Ryan Reynolds', it is a pleasant, sleepy village of some 1100 souls which has managed to retain that most vital asset of village life; a thriving and highly regarded pub! It also offers the exclusivity of a race horse track.

Gracious living: something many aspire to, but few achieve, so why not count yourself among the fortunate ones?

Sweeping up the long drive is where the home comes into view, through the trees you could easily be on the set of some lavish costume drama as some ancient family retainer respectfully opens the door to greet you and your guests, welcoming you into the massive drawing room for pre dinner drinks.

Here, you could quickly become used to being addressed as "M'Lud", because it is simply that sort of house, one that is full of understated touches and that hard to define, but instantly recognisable attribute, class.

The whole atmosphere is one of unashamed luxury displayed by the sheer scale of everything, and that is the true test, for size is the one luxury that cannot be faked: however clever the designer! If something is too small it will eventually show. There is a saying that you can't buy class - a theory this home completely debunks.

Opening the front door, we step into a generously sized entrance hall with its solid wood floor, which is a feature that continues through much of the high traffic areas of the home.

To our left is the door into the ever-useful downstairs cloakroom while opposite here we find the main drawing room, and what a room it is.

Vast is not too strong a word to describe it, with a massive centrally positioned fireplace housing a weapons grade log burner, around which a series of fashionably large settees manage to look like toys. The room is kept delightfully bright, something rare in older properties, by a pair of deep bay windows and two separate sets of French windows opening onto a choice of views. Oh, and almost as an afterthought, there is a baby grand piano tucked away in one corner. Will you ever feel cramped? I doubt it.

Adjacent to here is the formal dining room or more realistically, the dining hall, because this is a comparable size to the preceding drawing room. The fact that the centrally positioned table easily seats 10 hungry diners while leaving sufficient space round the outside for the serving staff to ensure they don't bump unto one another, gives you some idea of its scale. Again, the room is generously lit thanks to two deep bay windows with fixed seating set into them, a large picture window and a fully glazed patio door opening onto one of the extensive lawns with its surrounding trees.

Back in the hall, we pass the staircase along a corridor which in turn passes the second door into the dining room and a small office (though in this home "small" is probably a misleading term) before on our left is the kitchen.

Beautifully equipped and laid out with units around a large central island this initially feels a little small, until you realise your senses have been fooled by the enormity of the rooms you have just left, because it is anything but. It comfortably dwarfs the offerings in many modern 'executive' homes and features the luxury of marble topped work surfaces to complement the very high quality fittings.

A door at the end of the corridor takes us into the secondary hall with a back door opening onto the rear courtyard. Also, from here, a further corridor takes us into the engine room of the home, where we find the boiler room and access to the garage block.

There is also another door, opening to the cellar. This is a nice dry space, ideal for a wine collection, although there are many other uses, but I'll let you decide them.

Moving upstairs, we come to the first and smallest of the bedrooms although again, when compared to a supposed master bedroom in a modern home, it is more than generously proportioned offering not only a complete wall of fitted wardrobes but charming views across the fabulous gardens.

Beside here is a family sized bathroom providing masses of space and containing a fabulous free standing roll-top bath, pedestal hand basin and lavatory.

Crossing the landing there is a dedicated ironing/laundry room again with one complete wall of fitted storage and wardrobe space and meaning that in the true style of Mills & Boon, our hero will always find a crisp white shirt. Although I have called this a purely utilitarian space, its size means that, should the need arise, there is adequate space for it to be used as an additional bedroom, and a very comfortable one at that.

Beside here, another door reveals a short corridor off which a secondary staircase leads up to two further potential bedrooms on the upper floor, though these are currently used purely for storage. This corridor turns one way towards the self contains annexe, to which we shall return, and in the other direction there is a Jack and Jill door into another bathroom.

This is fitted with extreme luxury in mind, with herringbone patterned 'wood' flooring and half the room featuring ceramic marble effect walls. Besides the expected lavatory there are 'His and Hers' counter top wash-hand basins to complement the bath and a corner mounted walk-in glass cubicle with its twin headed rain shower.

From here there are steps up into the principal bedroom, the sheer scale of which is deeply impressive. Mirroring the dining room beneath, this huge room is kept brightly lit by the two deep bay windows overlooking the gardens and tennis court.....oh, have I not mentioned that yet? A massive wardrobe sits at one end of the room and somehow almost looks lost in the distance, as does the king sized bed and remaining furniture. The amount of free space left available, means that even should your evening hobbies run to a quick game of badminton before bed, you can indulge yourself.

A second door takes us back onto the landing where adjacent is the next bedroom. This is another luxuriously proportioned space, currently seeing use as a games room and TV room for the family. although those terms don't do it justice. A large modern 'L' shaped modular settee and the TV take up so little of the space, that there remains room for a full sized pub pool table positioned to allow shots of be taken from all angles without fear of being cramped up too near the walls. I doubt my family would ever leave this room, let alone the house....

Adjacent to here is the next bedroom which, while not quite as large, remains an impressive size and were it not for the way this home twists your expectations, its dimensions would become a talking point, but here it seems nothing out of the ordinary. Only when you imagine a room of this size in a 'normal' house do you begin to realise how special it is.

Then we come to yet another bathroom or to be pedantic, shower room, though its size would accommodate a bath if preferred. As it is there is a hand basin, lavatory and a large walk-in glass shower cubicle.

Down a couple of steps towards the top of the staircase, we come to the remaining bedroom which contains no real surprises but simply offers everything you could want or need. There is more than enough space for all your furniture however eclectic your tastes, while leaving room to move around in the dark with never a danger of a carelessly stubbed toe.

Returning to the corridor off the far end of the landing, we are able to gain access to the upper floor of the annexe, stepping straight into the first of its bedrooms.

This is delightfully bright, having twin aspect windows overlooking the two courtyards.

Further along there is the second bedroom, slightly smaller than its neighbour, this makes up for it by having a deep fitted wardrobes negating the need for free standing furniture while also offering the slightly 1970s luxury of a hand basin in the room.

Beside here is the bathroom, which to borrow a phrase, does what it says on the tin. Fairly spacious, is offers a pedestal hand basin, lavatory and a bath fitted with a glass side screen preventing overspill from any over-enthusiastic use of the electric shower above.

The landing ends with a stylish, almost spiral staircase, leading down into the hall, emerging beside the glazed front door.

From here we enter the kitchen where there is a sense that we have left the dream sequence and returned to normality, in that everything is the size you expect. But sometimes, that is no bad thing and here, is all you could need laid out in a logical and workable manner. Do remember though, this is the annex!

From the kitchen we move into the lounge, where there is more than enough room to assume a dual role as a lounge/dining room where the lounge portion is centred around the raw brick fireplace and the traditional open fire it contains. A huge bay window looks out onto a sunken patio area which can be accessed via a glass door to one side and which provides a sheltered spot for al fresco eating.

This annex is totally self-contained, ideal for young teenagers to live their separate lives, but still under the watchful eye of Mum and Dad. If it's not a teenager, it could be your elderly parents space to live in harmony, next door to you. The other options are either a separate office, where you and your staff can work together, but completely separate from your living quarters or even a profitable AirBnB

Moving outside, where do I begin? Driving in from the road we pass a large enclosed garden overlooked by the main lounge, with a sunken centre section containing a decorative lily pond.

Passing the front courtyard and main door to the house, we turn to the rear and discover a series of outhouses and a gate down to the swimming pool. This is surrounded by walls for privacy and to shelter the adjoining patio and BBQ area.

The grounds stretch past here into a further walled paddock with views of the fields beyond. Looking back towards the house there is another enclosed courtyard with the annexe forming one of the boundaries and an archway separating it from the house. Passing thorough the arch takes us into another courtyard and is where we find the garage block. Continuing round the house we come to the tennis court beside the lawn overlooked from the dining room before passing through a decorative arch in the dividing hedge and finding ourselves once again in the sunken garden in front of the main lounge.

The house also owns a 300 yard stretch of the riverbank with the accompanying fishing rights, which is found on the other side of the road and accessed by a series of steps.

All in all this is a singular home, offering a myriad of choice regarding accommodation and usage. Bringing the two top floor bedrooms into play would even make the idea of a small country house hotel viable, should your tribe prove unable to fill it adequately, something to which the grounds and their additional facilities would lend themselves easily, even before we come to the size and splendour of the interior. To this end its enviable position in a desirable village location with the race course almost within sight, would add the already obvious appeal. However, if we are to regard it purely as a family home there are few configurations of domestic arrangements with which it could not cope, leaving a base for future generations to enjoy. It's not quite Downton, but it's certainly not too far off.....
