An opportunity to acquire 1.87 Hectares (4.62 Acres) or thereabouts of Grade II land situated off Dog Drove South, Holbeach Drove, near Spalding in a singular, regular shaped enclosure suitable for a range of uses subject to planning. LOCATION:
The land lies on the west of the public highway known as Dog Drove South which is approximately 1 mile south west of the rural settlement of Holbeach Drove. Holbeach Drove provides some local scale amenities and services with more extensive facilities available in the nearby town of Spalding being approximately 12 miles north west of Holbeach Drove.

SOIL TYPE:
The land is classified as Grade II agricultural land on the former Ministry of Agriculture, Fisheries & Food land classification map of England and Wales. The actual soil type is further described by the Soil Survey of England and Wales as being of the Wallasea 2 association of soils which is characterised as being 'deep stoneless clayey soils, calcareous in places, capable of growing winter cereals and some sugar beet, potatoes, cereals and field vegetables.'

WAYLEAVES, RIGHTS OF WAY AND EASEMENTS
The Land will be sold subject to and offered with the benefit of all existing rights, including rights of way, whether public or private, light, support, drainage, water, electricity, and other rights, easements, quasi-easements and all wayleaves, whether referred to specifically in these particulars or not.
