Description

A41468LHS11 - Arriving in the large, open courtyard delineated by the three buildings which form this copropriété, one is in a leafy landscaped area with parking spaces for each apartment. As it is a cul-de-sac, there is no passing traffic. An entryphone in the apartment allows access if the owner wishes, and a terrazzo staircase leads up to this third and top floor apartment of 98.57 m².

Inside is a hallway of 4 m², open to the light living/dining area of 20 m², which has reversible air-conditioning. The large sliding double-glazed doors allow plenty of light and sun and also leads to the 5.5 m² balcony with views to Mont Canigou, in the Pyrenees, and the cathedral of St Just, in the town.

On the left of the hallway is the fitted kitchen, of 10.3 m², with white cupboard doors and natural timber worktops, where there is enough room for a dining table. A second area next to this, of 3.6 m², houses the oven, hob and extractor, and a fridge-freezer. On the other side is a storage and drying area of 3 m². This area is always ventilated.

All the windows in the apartment are double-glazed, and there are roller shutters everywhere except in the kitchen area.

After the entrance hall, there is a door to the bedroom access corridor of 6.5 m². There is a separate WC and a fully-tiled shower room with two handbasins (4.75 m²).
The four bedrooms each have a wardrobe and measure 12 m², 11.75 m², 10.9 m² and 10.7 m² respectively. The fourth one is used as a study at present.

On the ground floor of the building is a 10.9 m² private storage room for this apartment and a communal space for bikes, etc. A few steps away in a separate courtyard are the garages. The garage belonging to this apartment is 14 m², and has a parking space in front of it. The three apartment buildings are surrounded by gardens which can be used by all the occupants, and seating has been provided.

There is no lift in the building, with the advantage that there are no maintenance charges for it, and no noise as it passes. The yearly charges for upkeep are approximately 850€, and the gardens and communal spaces are maintained within this amount. There are 22 apartments in the whole copropriété, which was built in 1969. This apartment will be available from September 2026.

There is a commercial centre 300m from the property, and a crèche, primary school, newsagents, pharmacy, medical centre and senior schools nearby. One can walk to the centre of Narbonne in 15 minutes, and there are bus stops very close. The sports stadium is also very near, and large supermarkets are within walkable distance.

Narbonne is 17 km from the sea at Narbonne-Plage, 28 km from Béziers (26mins) 60 km from Carcassonne (38 mins) and 94 km from Spain (55 mins approx). The motorway is very close, so travel times are optimised.

Advice on buying French property

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
