Description

Spacious country home with self-contained cottage annexe.

Description

Milltown House is a versatile detached home situated in a stunning rural setting with a beautiful outlook over the surrounding countryside. The property includes a self-contained, single storey annexe which is ideal for multi-generational living and can either be used independently or can easily be reintegrated into the main house. The setting is peaceful but not remote, with the small town of Ellon situated just (5 miles) away.

The house begins with a welcoming hallway off which is a front facing lounge and downstairs double bedroom along with the generously sized farmhouse style dining kitchen. This has an excellent array of traditionally designed cabinets which includes an attractive plate and wine rack, and there is a range cooker, which is included in the sale and space for an American style fridge-freezer. The tiled floor is a practical touch and there is more than enough room for a large dining table. Off the kitchen is the main living room, a real highlight of this house with its vaulted beamed ceiling, contemporary corner log burning stove and glazed gable which frames the far-reaching views across the fields and has French doors opening onto the garden terrace. At the far end of the hallway is a very well equipped, fitted utility room; a large modern bathroom and a back vestibule with outside door and WC. Currently used as a TV room/office, this room could be adapted as a further downstairs bedroom.

Upstairs there are three further double bedrooms, one with an en suite shower room. There is a small shower room between bedroom two and three.

Annexe: This nicely presented self-contained cottage annexe comprises a living room dining/kitchen with a log burner; double bedroom with built in storage and a shower room. There is internal access into the main house so the annexe can be integrated into the main accommodation adding an extra reception room and bedroom 5 if required, but its own front door means that it can also be used entirely separately.

Milltown House has gardens to the front and back which include an extensive paved terrace, lawned area and a further decked area with shed and garage/summerhouse. The front gardens offer wonderful views and the remainder of the property is surrounded by woodland trees. Included in the sale is an adjacent paddock of approximately 1.25 acres.

Garage: A separate garage which sits on the main driveway with electric garage doors, lighting and power.
