Description

Location

Gunnislake is a large village close to the Devon/Cornwall border within the Tamar Valley Area of Outstanding Natural Beauty and the Tamar Trails.

The village has the benefit of active country inn, a local shop open seven days a week, post office, health centre  including a pharmacy and a primary school. The 'Gunnislake' train station connects the village through the most picturesque Tamar Valley Line to the City of Plymouth with connections to London and beyond. A short drive away is a petrol station and Asda convenience store. The village has an active community spirit with the gardening club, monthly community walks and the annual pantomime being testament to this.

Tavistock is located approximately 5 miles away and is a thriving 'stannary' and award winning market town with regular farmers' markets and a large variety of independent shops and cafes. The town is rich in history dating back to the 10th century and is famed for being the birthplace of Sir Francis Drake; With various primary schools, both state and private secondary schools, Doctors' surgeries, swimming pools and tennis courts.

6 miles west is the town of Callington which has a primary school and community college which specialises in Sports and Music.  The town’s facilities include a Tesco’s store, a wide range of local shops and a health centre.

Situation

The property is approached through a large south-facing landscaped garden with far reaching views across the Tamar Valley and the iconic ‘Chimney Rock’.

Belle Vue Terrace allows access to the back of the property providing vehicular access to the cottage and adjoining cottages, perfect for unloading your shopping!

Accommodation

A beautifully presented former miner’s character cottage with fantastic views over the Tamar Valley.

Bursting with original character and charm, the cottage is double glazed with a modern combi boiler and updated consumer unit. The house was extensively modernised a few years ago and as a consequence the current owners find it low maintenance with great thermic properties... it stays cool in the Summer and is lovely and cosy in the Winter!

The accommodation is spread over two floors and briefly comprises... Spacious reception hall/dining room; this versatile space is currently being utilised as an office but would be equally suited to use as a snug or dining room.

The open plan kitchen/family room is the hub of this home; with flagstone floor, oak counters, a sociable breakfast bar and exposed stonework all add to the charm of this light, open space. There is a door to the conservatory and from here you access the garden.

Upstairs there are two good size double bedrooms both with far reaching views over the Tamar Valley. The master bedroom and bathroom benefit from charm and expansiveness of vaulted ceilings.

The enclosed, South facing garden is a great size and in addition to the level lawn the cottage enjoys a productive vegetable plot, including two raised beds..

About eXp UK, South West

114 St. Martin's Lane London WC2N 4BE

eXp UK are the newest estate agency business, powering individual agents around the UK to provide a personal service and experience to help get you moved.

Here are the top 7 things you need to know when moving home:

Get your house valued by 3 different agents before you put it on the market

Don't pick the agent that values it the highest, without evidence of other properties sold in the same area

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
