Freehold
Description
The handsome two-entrance property has loads of rooms, providing welcome flexibility. In current setup, delivered over three floors, you have four bedrooms, three reception rooms, a kitchen, a sunroom and a large study room. A substantial, largely-glazed garden studio of over 200 square feet (with power and water) completes the offering. More good news? The house is being sold without a chain.
According to its official listing entry, the one of a pair villa (of an impressive run of nine) was "probably designed by the Brighton architect Amon Henry Wilds". Perfect period features are at every pivot! We are particularly pleased by the marble fireplaces, stoves, wide treated original boards to the floor, high skirtings, and plentiful coving, picture rail and dado detailing.
The turnkey property has been carefully and sensitively refurbished by the current owner who has thoroughly enjoyed the house and its deep garden and position for some 15 years.
We'll begin on the raised ground floor. Noting the dishy (listed) railings fronting your front garden area, take stone steps up to the porch and front door (grandeur from the off) and open into the generous and high-ceilinged hall. Stairs lead up ahead.
Right off the hall, you have your formal double-reception (there is a door to each). The front room is 14 feet by 13 feet. The rear one is 13 feet by nearly 13 feet. Ornate ceiling roses grace both stylish spaces. The decorative scheme, as throughout, is neutral. Your large sash windows have gorgeous boxwork and original shutters.
At the end of the hall you have a bright study/library, of over 10 feet by over 9 feet, with custom-made shelving.
Take stairs down to the lower ground floor. You can also handily access this level from a door to the side of the house (so good for muddy boots/dogs and groceries).
At the front of the house you have a neat utility/w.c. with big ceramic Butler sink (beyond this room is a handy vault/wine store) and a bedroom or additional reception room, of over 13 feet by over 12 feet, with sash window.
Another reception adjacent ticks yet another box! This one is over 13 feet by over 12 feet, with alcove cupboards and a central stove, plus French doors to the sunroom. The charming kitchen is set to the back of the house with garden vistas over the sink, and a back door out to the sunroom. Smart tiles run from the kitchen through to here. The fitted kitchen has timeless Shaker style units and wooden counters.
Your first floor hosts three smashing sash-windowed bedrooms: two doubles over the through-reception, and a single (of over 8 feet by nearly 6 feet) over the hall. At the rear of the floor is a large bathroom with an independent shower and a separate bathtub. Fittings are fittingly traditional in style, as is the sanitaryware.
The easiest way to get around in this locale is by bus. Many routes will serve you well at the end of the road on Old Kent Road. The no. 21 is great for connecting with Borough/London Bridge; others for Elephant & Castle (for the tube) and beyond. The 'Bakerloop' bus is a new huge hit racing you to Waterloo, or in the other direction to Lewisham/DLR. The Bakerloo line is one to watch for the future. Peckham Rye Station is a circa 20 minute stroll. There are great cycle routes in and from the immediate area as well.
For outdoor space, Burgess (Southwark's largest, at 56 hectares) is a few minutes from your door, with sports courts, a couple of cute cafes, playground, outdoor gym, BMX track, popular nursery school (1st Place) and even a lake with fishing! There's a friendly parkrun here as well on Saturdays at 9am.
For weekend pursuits, Borough Market, Maltby Street Market and Bermondsey Street are all easily-reached. Central Peckham and Camberwell are also close for an array of bars and restaurants for all budgets.
Kids or thinking of? Ofsted-rated 'Outstanding' schools locally include Phoenix, Angel Oak, Surrey Square and Boutcher.
Mountview (performing arts academy) is a 15 minute walk for dance classes and such. Peckham leisure centre (next to the library) is next door to that for softplay, swimming, gym and exercise classes.
