Living in or near to the centre of town is often a difficult balance to strike. On the one hand there is the undoubted convenience of being able to walk to wherever you need to be, while on the other lies the twin headed problem of space and noise.


Well, this particular family home is fortunate, in that being close to the head of an established cul-de-sac in an enclave of newer properties and, thanks in no small part to the rigorously enforced 20mph speed limit traffic noise is all but eliminated.


There's off road parking for at least two vehicles, which gives you the sort of flexibility usually associated with living further out into suburbia. This home offers the best of both worlds! It's even better than that, just wait till you see inside.


Behind a low brick wall capped with attractive wrought iron fencing, there is a well maintained square lawn alongside a simple driveway leading to the attached garage. This stands slightly proud of the front elevation allowing a continuation of its flat roof to form a protective canopy above the front door, which is very handy when unloading the weekly shopping from the car.


The garage provides a useful storage area, but one which could easily be transformed into a hobby or games room, which would give somewhere to hide from the kids or for them to hide from you, depending on your relationship...The garage could be converted professionally into a proper extension of the ground floor of the house, but you would need to seek planning permission first, although others have done this so I can't imagine too hassle.


Stepping through the semi glazed white UPVC front door. It's a nice bright hallway, and is wider than expected, with the staircase rising in front of us, while to the left is the stylish door that opens into the main lounge.


The lounge is approximately, 14' x 11'. This is an ideally proportioned space, being neither large enough to seem overpowering, nor small enough to feel cramped. As Daddy Bear so memorably described it, 'Just Right' does it justice. The sensation of being cosy on a chilly winter's evening is accentuated by the inset, real flame effect, fireplace that's been carved into the media wall. The whole room is kept bright and cheerful by the large forward facing picture window with views over the front garden.


Moving past the stairs with its useful storage cupboard beneath, you know, the one that contains all the stuff that "will come in handy one day", that hasn't yet, but you never know!!


The next door along takes us into the kitchen, and this is where the home really starts to show its quality, with its standard of fixtures. This is a big room and features an interesting layout where the more prosaic tasks of washing and preparing food are catered for at this end with the sink, work tops and fridges! This leaves more than enough space free for the dining section of the room to contain the sort of table and chair suite that ensures peaceful family meals.


In the back wall of the dining room, there is a pair of UPVC patio doors opening onto the charming and easily maintained rear garden. This garden is totally private and follows the thinking employed in the front of the home. Returning indoors and up the stairs, we come to the landing, and a very bright landing, curtesy of the large side facing window at the dead of the staircase. If we move towards the front of the home, we can confront the bête noire of so many three bed homes; the smallest bedroom.


Here, in spite of having lost part of its floor space given over to the intrusion of the stairwell, a cunningly crafted fitted wardrobe mounted above negates the need for any free standing furniture, and also leaves a perfectly serviceable single room. If you don't need a third bedroom as you're lucky enough to work from home, this makes an ideal office or even games room.....just depends how lucky you are!


Adjacent to here and also overlooking the front is the principal bedroom. This is an excellently proportioned double room able to accommodate a king sized bed without looking silly and it comes with the advantage of a set of large fitted wardrobes to remove the necessity of free standing furniture.


Moving to the rear of the home, again we find the other double bedroom, which equals the principal in length if not width. Overlooking the rear garden. This again manages to comfortably accommodate a double bed and all the additional furniture you could realistically need, without feeling at all cramped for floor space. In this regard, it is helped by the deep and capacious walk-in cupboard which provides a generous level of extra storage.


Last, but by no means least, we come to the very stylish family bathroom. Beautifully tiled from floor to ceiling, it has a modern contemporary suite that comprises of a pedestal wash hand basin with chrome mixer tap, modern bath and let's not forget the obligatory toilet. A frosted window allows ample light to flow in and also helps to keep prying eyes out....not that it's that kind of area.
