5Please tell us about the good and bad aspects of living in your local area:
There are some local shops within the 5 minute radius and there is a parade of shops in Staples Corner retail park which are great for everyday essentials. Brent Cross shopping centre is 5 minutes away which has amazing options for shopping and eating outlet. Green park is absolutely amazing which was what attracted us to the area. It is very peaceful and love the community in the development. It is pet friendly which was another must have for us and its great to see so many friendly dogs in the development. Thameslink is very convenient for travelling into town.
How has the building management responded to any problems or issues you have raised:
They have been quick to respond. Cosmin and Ofelia have been amazing. We had some issues at the start of move in however this was promptly addressed and resolved by management.
Please share one thing (or more) which you wish you had known before you moved in:
The Thames link gets you into town very quickly which we were surprised by as we had never used it before. This was a pleasant surprise for us.

Please tell us about the good and bad aspects of living in your local area:
Do not move here under any circumstances. This development is sold on a fantasy, not the reality. The area is dead, depressing and poorly served, with almost nothing open except a small Co-op. Reaching the shopping centre or Tesco means walking through underpasses and surrounding areas that feel unsafe and neglected. There is ongoing anti-social behaviour in the park, yet security seem completely ineffective. Transport is awful: trains to Brent Cross West are constantly cancelled, making commuting miserable, and the only fallback is a 20-minute walk to the Northern line through a rough and unwelcoming estate. The most offensive part is how aggressively this place is marketed to people who do not know London, as if this is “central London” and somehow acceptable. It is not. On top of that, residents have been strung along with empty promises about amenities that still have not opened. This place is misleading, overpriced and deeply disappointing. After speaking to multiple people, leasing is heavily to blame. *Name Removed* and *Name Removed* will say anything to close a deal.
How has the building management responded to any problems or issues you have raised:
Building management will listen and acknowledge concerns, but the main problem is that very little meaningful action follows. Issues are noted without being properly resolved, whether that is problems with the gym temperature, the parcel room chaos, poor internet in the work-from-home space, or the way shared amenities are managed. The overall pattern is one of polite but ineffective management, where residents raise the same complaints repeatedly without seeing real improvement.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known how much of the development is style over substance. It looks impressive when you first view it, but the reality is cheap finishes, poor management, weak transport links, underwhelming local amenities and shared spaces that come with restrictions and extra charges. I also wish I had known how heavily the place is marketed in a way that makes the area and lifestyle sound far better than they really are. Also, the utility bills are incredibly high! You can not get out of them and there is a standing charge of £40 per month for heating. This is before you've even used anything.

We are actively working to address the heat issues in the gym and recognise the importance of a comfortable environment for all residents. Our maintenance team is reviewing the air conditioning system and will continue to monitor the space to ensure improvements are made. All resident amenities are complimentary and accessible on a first come, first served basis, with the co-workspaces, sports simulation arena, lounges, podium gardens, gym and social games room available 24/7, whereas the roof terrace (restricted in the late evening through early morning) and the pool (6am to 12noon and 3pm to 9pm) have specific opening hours for safety and staff coverage. Additionally, there is fee should residents want exclusive hire or an amenity space which covers subsequent cleaning and maintenance. We are actively engaged with restaurants and retailers for Merchant Street, our new high street, which will soon feature a variety of new shops and dining options. In the meantime, Brent Cross Shopping Centre and brent Cross Retail park are just a short walk away and offer excellent shopping opportunities. We have been working to make Neighbourhood Square as vibrant as possible, which included its official opening in October 2025 attended by our residents, the Mayor of Barnet, and members of the local community. We are also excited to share that ongoing work to develop the local high street will see the introduction of new retail outlets and restaurants this year. Thank you again for your feedback. Please tell us about the good and bad aspects of living in your local area:
The local area is absolutely dull! As others mentioned, massively mislead by leasing about how quickly the build up would take place (among other lies *Name Removed* is more than happy to share to close a deal). The area is generally on the unsafe side, it's a nightmare to commute to/from, and generally has nothing to do. Insult to injury, when the square opens, its first shops will be the shops that are already down the street, which in themselves are not that great (a bakery and a pizza shop). Overall, pretty dull area that can't command the price range they are asking for the flats. The park also attracts an anti-social crowd. Even though we were told it has on site security (which it does), the security guys themselves do nothing in terms of policing other than walking aimlessly up and down the park. Drug exchanges literally happening in the corner and the smell of weed in the air.
How has the building management responded to any problems or issues you have raised:
They have responded but done exactly nothing to address it. If they want to it's now here in black and white. I'd start with concierge behaviour, sorting out the mail room mess, and gym lack of equipment.

How superficial everything is. Just not worth the price tag.

Regarding management and amenity concerns, we have established processes to address resident issues and complaints. We are actively exploring additional channels to ensure that all feedback is handled efficiently and responsively. In response to residents’ feedback, the parcel room has recently been refitted with additional shelving which will allow for more packaged to be stored. The gym has two multi - purpose studios, six running machines, two row machines, two stationary bikes, eight pure strength weighted machines, a cable machine, and a dedicated free weight area equipped with an assisted weight rack. The space also includes other functional training equipment including kettlebells, dumbbells and resistance bands. We remain dedicated to enhancing your living experience and restoring your confidence in The Maple. Parking is £200 a month and there is a local co-op. There is traffic and wide noise as my balcony door is not fitted well.
How has the building management responded to any problems or issues you have raised:
Communication and management: Communication with management is extremely poor and requires constant chasing. Issues take an unreasonably long time to resolve. Following an incident where we allowed contractors into the flat while I was out, I no longer feel comfortable allowing access unless I am present. My experience has been stressful, time consuming, and wholly inconsistent with the expectations set for a premium development

Overall, Maple appears to prioritise appearance over quality and accountability. My experience has been stressful, time consuming, and wholly inconsistent with the expectations set for a premium development. I would strongly urge anyone considering moving here to do thorough research and proceed with caution.

Please tell us about the good and bad aspects of living in your local area:
The local area is frankly - dreadful. The absence of a square and a high street is noticeable and really does impact your day to day living. We are unfortunate enough to have a direct view into a repurposed hotel that probably houses illegal migrants at this stage, accompanied by a bridge which hosts many homeless people under it. Overall, I would not walk 2 minutes away from where the building is as the safety factor can drastically and dramatically decline as soon as you're out of this square. The actual square, despite being blatantly lied to by leasing that it will open in 2025, will not in fact open until spring 2026. There is absolutely nothing to do around here, especially if you do not own a car. Transport links are not that great either. WHile there are direct trains to London, if you miss one, the next one is very likely to be in 20-30 minutes.... If you're a working professional that works in the city, commuting from here will make your life a living nightmare.

Multiple issues have been raised but to no resolution. I occasionally feel the concierge service gaslights me when I raise something as they try to redirect me to the positives of living here....

How difficult my day to day life would be when not having a decent high street or being in an area that genuinely feels safe.
