The rear gardens are indeed a very pleasant surprise totalling an area of approx a third of an acre, tiered into 5 distinct sections. The top tier comprises a lovely flag stone patio area with flat lawn to one side, accessed from the back door.  A handy stone woodshed is located across the patio.A few steps from here descend to the main area of garden with many features including, a sizeable lawn planted with a plethora of mature trees, a wildlife pond, a series of 4 kennels/storage bays set in a small yard, and a lower patio area. The third tier has a vegetable patch and greenhouse, and access to the orchard in the tier below.  A stone wall separates the orchard from the fifth and final PARKING AREA which is a very generous flat gravelled space accommodating several vehicles. A GARAGE and connected CARPORT with light and power adjoins the parking area.  This lower tier is accessed from Littlefields Avenue.  A little more about 20-22 High Street20-22 High Street was originally built in the late 1600s/early 1700s as two small cottages. Later, a house was added to the east side of the property, which eventually became a terrace of individual properties stretching down the narrow cobbled road.  On the west side of the houses was the access to the orchards below, two cider apple trees from these orchards remain in the main garden area of the property.22 had the west end stone wall removed and replaced with a brick wall made of local Banwell bricks.  The house was extended to create a shop in a slightly smaller version of the original downstairs room, and an extensive living area with its own front and rear access, two downstairs rooms and two additional upstairs rooms.  There was also a basement created underneath the extension.  The property was for many years a shop and a dwellinghouse, the final use being a sweet shop in the 1960s – some older residents of Banwell still remember this. The rear kitchen was added during the 1900s, initially being two separate rooms to accommodate both houses, and also external garden wc facilities. In the 1970s both properties were purchased and converted into one family house. The original bedroom of 22 was split to create an indoor bathroom, giving upstairs access to both properties.  The original bedroom of 20 was split to create two smaller “walk-through” bedrooms.  The kitchen was completely redesigned to create internal access from one house to the other downstairs incorporating a utility room and wc.  The garden was terraced, garage built and vehicular access to the bottom of the garden negotiated with the neighbours. In the 2000s the upstairs landing of the extended 22 was turned into a further bedroom and the basement was tanked to create a fully insulated room.  Sinks were installed into all bedrooms.
